About William
Will Yeager’s area of expertise lies in helping his clients sell substantial land tracts in Central and Western North Carolina. With a unique blend of deep-rooted respect for conservation, community engagement, a thorough understanding of market forces, and a creative approach to problem-solving, Will leverages his many years of experience with his formal education and training not only to meet but exceed his clients' financial objectives. He does this while simultaneously working toward the goal of not destroying what makes a property special in the first place.
Raised on a century-old farm near Chapel Hill, Will's early life was steeped in an appreciation for nature, service, and creativity. These values were honed through his time as a Boy Scout and further solidified through earning a Bachelor of Science in Outdoor Experiential Education from Appalachian State University. He then earned two Master’s degrees – one in City and Regional Planning with a concentration in Real Estate Development and Finance and another in Public Administration from the University of North Carolina at Chapel Hill.
This training provides Will with a unique and detailed understanding of government processes, permitting, property tax, and politics and a comprehensive appreciation of how corporate and speculative buyers evaluate and value both vacant land and existing income-producing properties. His familiarity with capital markets, speculative and corporate buyers allows him to navigate transactions in a way that secures the highest value for his clients.
Before joining Pickett Sprouse, Will applied his expertise in diverse roles – ranging from a real estate broker in Asheville to a Project Manager and Vice President for a private development company in Western North Carolina, Upstate South Carolina, Georgia, and Florida. His tenure in these positions allowed him to learn how to develop land by building waterfront neighborhoods on mountain lakes. This involved navigating buffers and zoning rules that far exceed those found in basic tract home neighborhoods combined with the many challenges of building roads and houses in the steep and rocky terrain of the mountains. Working throughout the Southeast expanded William's experience to include marsh front and suburban markets and fortified his relationships with a network of architects, builders, and various professionals across the Southeastern United States, establishing connections that benefit his clients to this day.
Before working full time as a land developer, Will spent his summers during college working as a trail crew Foreman at Philmont Scout Ranch in New Mexico. During this time, he learned how to read a landscape, how to build trails by hand, and led crews of young men using mattocks, sledge hammers, and wheel barrows to complete projects with no machinery or heavy equipment. Between college and graduate school, he returned to Philmont and was responsible for managing all conservation projects on the 43,600-acre south country section of the ranch. The understanding he gained during this time of how to manage the moving population of 25,000 hikers that visit Philmont each year informed how Will looks at land for development and long-term growth.
Will is also a licensed North Carolina general contractor, which means he can offer direct insights into construction costs and processes that save time and provide tangible value. All of these skills and training give him an edge in navigating the complexities of commercial real estate transactions.
Now living in the Triad to be closer to family, Will is connecting sellers with buyers, drawing on a sincere understanding of both parties' needs and the nuances of the land itself. It is this holistic approach that has cultivated Will's reputation as not just a broker, but a trusted consultant and ally in the real estate journey.
Will belongs to the Urban Land Institute and the Philmont Staff Association. When he’s not working with his clients, Will can be found spending time with his wife, extended family, and friends, cheering for his daughters at sporting events, and going hiking, fishing, and camping with anyone who will join him in the great outdoors.
