Richmond skyline views at Henrico County tax rate

In the 1700s, Rockets Landing was home to the busiest port not just in Richmond, Virginia, but in the nation. The neighborhood’s name comes from its historical anchor, Robert Rocketts, who ran a ferry service here in the 1730s. The ferry is no longer operational, and the port is long closed, but today, Rocketts Landing is home to one of the Richmond area’s latest New Urbanist-style developments. “It’s all about city living, but it’s a little quieter and more removed,” says John O’Connor, a Realtor with The Hogan Group who grew up in Richmond. “It’s unique because it’s a planned development with businesses and restaurants and homes all in the same neighborhood. But since you’re on the river, it feels like there’s more space than in the middle of downtown.” Although Rocketts Landing has skyline views, city bus access and a location close to Richmond’s core, it’s in Henrico County, offering a lower tax rate. Plus, the neighborhood has the metro area’s only marina and amenities like pools and volleyball courts for residents to enjoy. “It’s a little bubble just south of the city,” says real estate advisor Steven Moss with Icon Realty Group, who lives in the neighborhood. “It’s a great mix of the old and new, which is what Richmond is all about.”

Luxury condos and townhouses with amenities

Townhouses, condos and apartments make up Rocketts Landing. “It’s luxury living at a fair market rate,” Moss says. Upscale, modern units sit on either side of Old Main Street and often feature colorful siding, balconies, tin roofs and iron accents. “There are variations of properties here,” Moss says. “Way more than it would seem from the outside.” Potential homebuyers can find condos ranging from $250,000 for one-bedroom, one-bathroom units to $880,000 for top-floor spaces with panoramic river views. Townhouses run in the $550,000 to $2 million range, with three-story properties that have private rooftop bars and elevators fetching the highest price tag. Because they pay a monthly fee, residents can access the neighborhood’s amenities, including an outdoor pool, a dog park, a fitness facility and beach volleyball courts.

The Virginia Capital Trail, Richmond's only marina and more

The Virginia Capital Trail runs the length of Rocketts Landing along the banks of the James River. The roughly 50-mile paved, multiuse trail connects Richmond to Jamestown. This section leads to downtown’s Great Shiplock Park, an urban outdoor space under an old railroad bridge that’s named for its restored shiplock. Rocketts Landing’s beach volleyball courts and riverfront pool are between the Virginia Capital Trail and East Main Street. Indoor Golf RVA’s Rocketts Landing location is across the street and offers indoor simulators that imitate over 250 courses worldwide. Rocketts Landing is also home to Richmond’s only marina, The Freedom Boat Club, with nearly 60 boat slips and annual, seasonal, monthly and weekly leases available. Even if they don’t own a boat, members can reserve one through the club, which ensures everything in their fleet is under 3 years old. River cruises also voyage down the water, which reflects colorful lights as they chug along.

Dining on Richmond's riverfront

Within walking distance of downtown Richmond, Rocketts Landing is near tons of local shopping and dining. But close to home, residents can pick up everyday essentials, from coffee and snacks to paper products and pet food, at Rocketts Market Café on Old Main Street. Two mainstay Richmond restaurants are on the neighborhood’s riverfront: The Boathouse at Rocketts Landing and Island Shrimp Co. The Boathouse is popular for dates and celebrations, serving upscale seafood under dimmed lights. The restaurant is built around a defunct power plant that once powered the city’s trolley system, and the building’s staircase weaves around the former smokestack. Next door, Island Shrimp Co. also serves seafood in a more casual, tropical-style atmosphere. For happy hour, Rocketts Landing is near two breweries: Stone Brewing and Triple Crossing Beer. But Moss mentions that it’s also common for people to boat to nearby dining. “The Lilly Pad restaurant is less than 15 minutes away by boat,” he says. “They’ll serve you on your boat, you can hang out for a little bit, then head home.”

The closest grocery store, Food Lion, is about 3 miles east, while a mile farther is the White Oak Village shopping center, where there’s a Publix grocery store, big-box stores like Target and Lowe’s Home Improvement, and chain restaurants, including Longhorn Steakhouse and TGI Fridays.

Center for Environmental Studies and Sustainability at Varina High

Rocketts Landing is zoned for Henrico County Public Schools. Students can attend Mehfoud Elementary, which gets a B from Niche, for prekindergarten to second grade, before Varina Elementary, a C-rated school that educates third to fifth graders. John Rolfe Middle School and Varina High School both get Cs from Niche. Varina High is home to the district’s Center for Environmental Studies and Sustainability, which provides students with experiential and place-based learning opportunities. The program takes advantage of the high school’s location close to the James River, bringing students into the field to learn more about their local aquatic, terrestrial and climate environments. The school district also offers school choice, allowing county students to apply to other high schools’ specialty programs.

The last stop for GRTC Pulse bus

The 2-mile distance to downtown Richmond is easily walkable or bikeable along the Virginia Capital Trail. But for those who’d rather catch the bus, there are several stops on the Greater Richmond Transit Co.'s bus rapid transit line, the GRTC Pulse, nearby. Rocketts Landing is the last stop in the bus’s 8-mile route, which runs from the neighborhood to Willow Lawn, a shopping center on the city’s Near West End. For medical services, VCU Medical Center is about 2 miles away. And when it’s time to fly, the Richmond International Airport is about 5 miles east.
