Just north of Midtown, Frederick combines the historic architecture that St. Joseph is known for and modern suburban living. “Everywhere you walk, there’s this sense of history and great things that have happened,” says Kim Schutte, the city’s Historic Preservation Planner. This appreciation for the past draws many residents to the neighborhood, hoping to get their own corner of “the good old days” at a lower-than-average price. At the same time, easy access to shopping, midcentury homes and annual community events create a suburban lifestyle. Most of Frederick’s residential zones are laid out in a neat grid, with houses lining hilly streets. Alleys provide access to single-car garages, and storage sheds are standard. Most homes are at least 100 years old, attracting investors or renovators. “We get a lot of them,” says Schutte. “There’s a certain romantic appeal to bringing something back to life.” Cape Cods and bungalows are priced between the low $60,000s and the low $220,000s.
