Classic architecture that’s still attracting interest
Mount Pleasant is an area that bloomed through St. Louis’ 19th- and early 20th-century development, thanks in large part to its location right along the Mississippi River. Once part of a pasture known as St. Louis Commons, land that makes up present-day Mount Pleasant was annexed to the city. Home construction boomed through the early 1900s and many of the houses that stand here today date back to that period. These houses are at a point in their lifespan where they can be had at relatively accessible prices, making Mount Pleasant an area that’s caught the eye of some, including those who don’t mind putting in some work. “It needs a little love,” Realtor and St. Louis native Joe Hostman, of Re/Max Results, says of Mount Pleasant. “That love is coming slowly. It has received a lot of investor interest because it’s cheaper, and you can do those projects.”

Brick homes dominate this area
St. Louis is known for its brick architecture and Mount Pleasant is no different. Italianate, American Foursquare and bungalow style houses are lined closely together on broad city streets. Multifamily options are common and 70% of residents are renters. “There are a whole lot of investment properties," says Jordette Barnes, who owns property in the area and operates the business Creative Expressions Custom Designs in the adjacent neighborhood of Dutchtown. “I purchased my first property over in Mount Pleasant, and the property value went up in six months. “So, it pretty much was a steal.” The multifamily houses in Mount Pleasant sell for $75,000 to $300,000 based on the condition. Those seeking a single-family home can find a fixer-upper under $100,000, but turn-key options go between $100,000 and $300,000. “They are neighbors that really care about each other,” says Molly Rebmann, who co-owns the Sign of the Times parlor in Dutchtown with her husband, Wally. “They keep an eye out for each other.”

Proximity to Dutchtown is a convenience
Mount Pleasant’s majority residential makeup leaves little room for commercial attractions outside of South Broadway that runs through the neighborhood. The stretch includes a Walgreens and the Chariton Square Shopping Center. The space has a Family Dollar and eateries like Grill 55.
Mount Pleasant runs up against the downtown district in next-door Dutchtown along Meramec Street. Meramec is lined with businesses including Urban Eats, a marketplace with vendors like Tacos La Jefa, known for its birria tacos. “I feel like they more than coexist,” Ellen Cheli, co-owner of the Read a Book STL bookstore on Meramec, says of the relationship between Mount Pleasant and Dutchtown. “Just because I feel like Mount Pleasant is more residential and Dutchtown does have this strip. So I think people from Mount Pleasant come to Dutchtown.” Meramec Street connects to Grand Boulevard, another commercial corridor with local businesses and a location of the St. Louis-based supermarket chain Schnucks.

Community gatherings are common
Neighboring Dutchtown has several community events annually, a quick trip for people in Mount Pleasant. The Virginia Avenue Spring Fling in April at the Dutchtown Community Garden. The event has food, music and activities for kids. The holiday season in early December brings Merry Menagerie, a multi-block petting zoo along Meramec. “All the different businesses will have various barnyard animals out front,” says Nick Findley, promotion committee co-chair of the Dutchtown Main Streets community development organization. “Then shopping and stuff like that going on.”
Mount Pleasant does have a space for private events, dubbed the Bluffs on Broadway, a mansion along the Mississippi River that’s available for rent. “A lot of people have their wedding reception or even get married there,” Hostman says. “My wife and I looked at it for our rehearsal dinner. It’s very crazy. It’s this big mansion that sits up on the bluffs. Very cool views of the river — it’s probably 100 feet up.”

Monroe Elementary offers afterschool enrichment
Saint Louis Public Schools gets a C overall rating on Niche. The district has a network of magnet schools, so students aren’t limited to the campuses in their area. Most kids in Mount Pleasant can attend the Monroe Elementary, whose offerings include afterschool tutoring and basketball and cheerleading teams. Long International Middle School also has an afterschool program on Tuesdays and Thursdays during which students can participate in activities ranging from a robotics group to a flag football team. Roosevelt High School has an esports team. All three schools rank as a C-minus on Niche.
Monroe Elementary School is a public school serving the St. Louis area.
Long Middle School holds an overall grade of C- from Niche.
Roosevelt High School is a public 9th through 12th grade school.

Neighborhood park has a rare feature
Mount Pleasant Park is a community pocket park that spans 3 acres between Eastern and Western Michigan Avenues. “Which is kind of unique for having a roller hockey rink,” Findley says. “And a nice little playground.” Mount Pleasant Park is one of just five parks in the city with a rink of its kind. The 17-acre Marquette Park in Dutchtown has recently renovated playground and basketball courts, and a concrete court for futsal-style soccer.

I-55 is ingrained in the neighborhood
Interstate 55 cuts through the neighborhood, and there’s an exit right along South Broadway. I-55 is a clear link north to downtown St. Louis, 6 miles away. It also reaches the 365-bed SSM Health Saint Louis University Hospital, a 6-mile trip. The state’s busiest airport, St. Louis Lambert International Airport, is 20 miles north when using I-55 to connect to I-70. Mount Pleasant also has a numerous of stops in the MetroBus network, along Meramec Street and South Broadway.
Crime
The area’s CAP Index Crime Score of 6 out of 10 is higher than the national average of 4. It ranks higher than the national average in violent crime. To combat this the St. Louis Metropolitan Police Department’s efforts to mitigate crime in the area is a plan to install ShotSpotter devices here and in Dutchtown. ShotSpotter can detect where gunfire is happening and inform law enforcement.
