Amid the marshland just south of Savannah lies Montgomery, a relatively secluded neighborhood surrounded by water. The Vernon and Moon rivers hug the community’s edges, offering a coastal lifestyle without resort-style structures and high prices found in nearby neighborhoods like Dutch Island. Though outside of the city limits, Montgomery offers easy access to all the attractions, amenities and tourist destinations in Savannah. But it stays quiet on this secluded peninsula, where boats leave private docks for the Atlantic Ocean, pine needles and Spanish moss drop onto wooded lots and herons move through the marsh.

What Montgomery’s homes look like and cost, on and off the water

Montgomery is known for offering housing options on and off the water. “The biggest driver [to the neighborhood] is affordability,” says Scott Dole, a real estate agent with Compass Georgia and a longtime Savannah resident. “On the southern end, near Beaulieu Avenue, there are old, beautiful estates similar to Vernonburg, as well as older homes built in the ‘70s and ‘80s [farther inland] that are generally more affordable.”

Throughout Montgomery, one-story homes often range from the high $200,000s to the low $400,000s. Two-story properties typically start in the low $400,000s, with Colonial Revival and Farmhouse styles being common. Properties closest to the water, with docks, boating access and scenic views, fetch the highest prices. They can start in the mid-$700,000s and reach over $2 million for luxury properties, often located in the secluded Burnside Island subdivision. “Burnside is desirable because of its deep water access,” Dole explains. “It’s not like Isle of Hope, Skidaway Island or other nearby island communities. A lot of the homes were built in the 1970s, and they’re beautiful. It’s a real boaters' community.”

Recreation centers on the Vernon and Moon rivers

Whether you live on the water or closer to the center of the community, the surrounding rivers provide lots of things to do. Boating and fishing on the Vernon and Moon rivers are popular pastimes, and boaters can access several other nearby waterways, from the Wilmington River to the Atlantic Ocean. The Coffee Bluff Marina, with boat storage options and a pubic launch, is in the nearby Coffee Bluff-Rose Dhu neighborhood.

What to know about flooding in Montgomery

Montgomery is a low-lying peninsula bordered by rivers on three sides, putting the neighborhood in a flood zone. Here’s what you should know about flooding in Montgomery:

  • Most homes, especially waterfront and marsh-adjacent properties, fall within FEMA-designated Zone A or AE, meaning flood insurance is typically required for federally backed mortgages.
  • Inland pockets possess a lower risk but are not entirely flood-free.
  • While storm surges can be a concern at certain times of year, heavy rainfall and drainage issues cause temporary street flooding and access issues, even when homes themselves stay dry.

The City of Savannah is also investing in stormwater and drainage upgrades, including pipe replacements and pump stations, while regularly updating its management and mitigation plans to help reduce repetitive flooding.

Historic and cultural sites in Montgomery

A few cultural attractions also sit in Montgomery. The Pinpoint Heritage Museum is one of the most historically significant landmarks, telling and preserving the story of one of the last remaining Gullah Geechee communities on the Georgia coast. Nearby, Wesley Gardens Retreat is a quiet, faith-based center along the Moon River. Amid wooded marshland, it was designed for rest and reflection, with walking trails, an outdoor chapel and river views.

The Savannah-Chatham County Public School System serves Montgomery. School choice in the district centers on magnet and specialty schools, along with controlled open enrollment and in-district transfers. Admission to magnets is generally determined by lottery and available seats, while district rules, capacity and specific eligibility criteria govern transfers.

In Montgomery, you’ll find a small shopping center with a Kroger grocery store, some restaurants and services. Most errands, however, require a farther drive. Here’s what you can find within 5 miles:

  • A shopping center along East Montgomery Cross Road with Sam’s Club and Walmart

Montgomery offers easy access to Savannah and the coast

Montgomery is a car-dependent community, and it’s a roughly 12-mile drive to Historic Savannah. An entrance to Harry S. Truman Parkway, the city’s primary north-south thoroughfare, is just outside the neighborhood. The sandy shores of Tybee Island are 25 miles away, while Hilton Head Island is about 45 miles northeast. Savannah/Hilton Head International Airport is about 25 miles away, and the nearest medical center, St. Joseph’s Hospital, sits about 6 miles away in the Wilshire Estates neighborhood.

This area is small, close knit, and friendly. It's shows the true meaning of southern kindness. There are lots of family owned businesses where the owners are interacting with the customers on a frequent basis.

Crime in Savannah has gone up in the past few years. Murders and shootings seem to have become a normal occurrence in the city. Most of the murders occur within gangs, though. The overall population of the city seems to be fairly safe. There are many spots downtown and in the surrounding area that are never safe to go to, though.
