Southeast Magnolia sits on a Puget Sound peninsula
Southeast Magnolia, about 5 miles northwest of Downtown Seattle, has a coastal small-town vibe, calm residential streets and a commercial district focused on locally owned businesses. Highlights include architectural variety, highly ranked public schools, an active community council and proximity to Discovery Park, the largest natural space in Seattle.
The area, sometimes referred to as the Magnolia peninsula, is surrounded by Puget Sound's Elliott Bay, Shilshole Bay and Salmon Bay. Magnolia Boulevard West, which hugs the west coast of the peninsula, is known for bluffs, like those in Briarcliff. Southeast Magnolia is less steep but has some elevated areas that offer views of the Olympic Mountains and cruise ships coming to the city.

Old and new single-family homes are usually over $1 million
Options include early 20th-century Craftsman bungalows, Tudor Revivals and midcentury homes. Modern farmhouses and contemporary homes have replaced teardowns. "It's great for a quiet residential setting with a strong neighborhood feel, a low-key vibe and lifestyle. There are a lot of families, long-time homeowners, but not a lot of inventory," says Greg Nelson, the principal broker for the Seasound Team with Compass.
Single-family homes, which are most common, typically start in the low $700,000s, though most are over $1 million and some go into the multimillions. While the median for single-family homes is about $1.5 million, the median for townhouses and condos is under $1 million. Apartments make up a large portion of housing.

Downtown commutes, Magnolia Bridge and future concerns
Getting off the peninsula requires taking a bridge. "The neighborhood is relatively small and cut off, geographically, from the rest of the city," says Georgiana Blomberg, the owner of Magnolia's Bookstore. This seclusion contributes to the neighborhood's close-knit feel but also limits connectivity. One of the few crossing points is the West Garfield Street Bridge, known as the Magnolia Bridge. The commute downtown, via the bridge to West Queen Anne, can take 10 to 30 minutes by car. King County Metro buses are also available.
The future of the Magnolia Bridge may be in question. A few concerns among the community include:
Due to its age and condition, the bridge is regularly inspected and monitored.
Lighting outages have occurred, and the bridge has had spot repairs at times.
Traffic in the area would be seriously impacted if the bridge closes.
Replacement options have been considered, but funding is not secured.
West Dravus Street has the next closest bridge; it leads past the industrial Interbay valley and into North Queen Anne.
The peninsula is surrounded by bays of Puget Sound.

Outdoor and recreational amenities are close to home
There's plenty to do outside around Magnolia, which has parks, trails and community spaces. Highlights include:
Discovery Park: beaches, a lighthouse, trails and the Daybreak Star Indian Cultural Center
Ella Bailey Park: playground, picnic areas, trails and skyline and mountain views
Magnolia Community Center: programs and activities for all ages, next to Magnolia Playfield
Terminal 91 Trail: pedestrian and bike link to downtown, part of the Elliott Bay Trail
On the northwest side of the peninsula, there's the West Point Lighthouse in Discovery Park.

Highly rated schools like Magnolia Elementary and Ballard High
Students may attend highly rated schools in the Seattle Public Schools district. Magnolia Elementary School, for kindergarten through fifth grade, serves students living on the east side of 30th Avenue West, while Catharine Blaine K-8 is zoned to the west side for elementary grades. The school serves both sides of 30th Avenue W for junior high. Next, there's Ballard High School, which has programs in maritime studies and digital filmmaking. The district also offers choice school enrollment by application.
Kids may attend the highly rated Ballard High school.

Magnolia Village, full of indie shops, is the heart of the community
Magnolia Village, often just called the Village, is a walkable commercial hub centered around West McGraw Street. Locally owned businesses include Modeles Home Furnishing, Magnolia Village Pub, Magnolia Garden Center and Vixen Collection, a boutique and spa. "Many people who live here go out of their way to support local businesses to keep the Village alive and vibrant. Over the years, I've seen people leave and come back, and they say the Village feels the same," says Blomberg, who has owned Magnolia's Books since 2001. She mentions another enduring spot, Petit Pierre Bakery. "I've never seen people so crazy for pastries; there's a line every morning."

You can participate in an active community council and events
The neighborhood is supported by the Magnolia Community Council, which holds monthly meetings and publishes a newsletter. Neighbors also come together through a variety of events. There's the Magnolia Winterfest in December, and, in August, the Magnolia Summerfest, featuring live music at night and the Magnolia Seafair Parade. "It's days full of food trucks, crafts and things for kids to do. It's at the park a block away from the middle of the Village," Blomberg says.
Other events include the Magnolia Farmers Market, held on Saturdays from June through October; the Magnolia Village Car Show in August and the wine festival Vino in the Village, held multiple times a year. Gridlock resulting from a one-off rerouting of the Seattle Marathon in 2025 is the kind of traffic disruption that leads Magnolia to avoid hosting city-scale events.
