Why Live in Rising Fawn

Rising Fawn rests in the Appalachian Mountains of northwest Georgia, about 30 miles southwest of Chattanooga, Tennessee. Over the centuries, its residents have included the Cherokee people, as well as coal miners, musicians and folk artists. Outdoor enthusiasts prize the area’s waterfalls, wild caves and opportunities for hang gliding. In more recent years, the McLemore Resort has begun to draw golfers and second homeowners as well. The community’s roads wind through the valleys, into coves and up mountains. Farms, forests and a few houses line the way. There are a few manufactured homes, which generally sell between $50,000 and $200,000. Between $220,000 and $520,000, buyers may find modest cabins and bungalows, as well as some condos in McLemore. Houses in the $540,000 to $1.2 million range tend to be “in more upscale subdivisions, or on the brow of the mountain with views off into the distance — or they have bigger plots of land,” says Heather Nicely, a Realtor with Century 21 Bellora who has lived in the area since 1979. In the McLemore subdivision, owners pay a $30,000 initiation fee, plus about $500 in monthly association fees. Rising Fawn has a CAP Index Crime Score of 1
