Set beside the Catalina Mountains, about 4 miles north of the University of Arizona, Campus Farm offers a diverse range of housing near area commercial centers. “Aside from the shopping and dining, you’ve got the outdoor lifestyle that fits a lot of people," says Zach Neild, a Realtor with Exp Realty who has over 3 years of experience. The area’s especially popular with cyclists and nature lovers, offering easy access to nearby parks and bike paths, like The Loop and Mountain Avenue. “I think if you live in the central Tucson area, you own a bike,” Neild says. Named for UA's Campus Agricultural Center, which is centered here, Campus Farm is well served by public transportation, and Interstate 10 is about 4 miles away.
Diverse range of housing for buyers and renters
Campus Farm’s housing options include single-family homes, townhomes, manufactured homes and apartment complexes. The neighborhood’s especially popular with renters, who make up over 60% of residents here. “Tucson, in general, has a huge rental community,” Neild says.
Most single-family homes here are mid-to-late 20th-century ranch-style homes with two to four bedrooms, red brick exteriors and attached carports. However, in the gated La Vina Del Sol community, there are some Pueblo-inspired homes built between 1999 and the 2020s that have three to four bedrooms, as well as attached garages. For both styles, lots of 5,000 to 15,000 square feet are typical, and layouts range from 1,000 to 2,500 square feet. Prices range from $250,000 to $600,000, depending on size and extra features like private pools.
Late 20th-century townhomes with two to three bedrooms and layouts of 900 to 1,500 square feet are also common here; most are part of homeowners associations whose monthly dues of $100 to $200 go toward community upkeep. Typical features include attached garages or carports, and prices range from about $250,000 to $400,000, depending on a townhome's size.
There are several mobile home communities here, including Vista del Norte Mobile Estates, where residents share access to a community pool and playground. Within these communities, late 20th-century manufactured homes typically have one to three bedrooms, attached carports and layouts ranging from 800 to 1,000 square feet; prices range from $25,000 to $65,000, depending on size.

There are several shopping and dining areas around Campus Farm, mostly around commercial corridors like 1st and Mountain avenues. Rillito Crossing Marketplace has a Sprouts Farmers Market and a Planet Fitness, plus a barbershop and nail salon. Restaurants here include Dao's Tai Pan's Restaurant for Vietnamese, Thai and Chinese fare, and L&L Hawaiian BBQ, a regional chain serving Hawaiian specialties like chicken katsu with rice and SPAM musubi. The North on Campbell retail plaza offers fast-food eateries, chain retailers and locally owned spots like Ghini's French Caffe, which serves brunch fare and coffee drinks. For a night out, Midtown Tavern’s the spot to play a round of billiards or darts while enjoying a beer or craft cocktail with friends; the tavern also hosts occasional events, like poker and trivia nights. For even more retail and restaurants, Tucson Mall’s about a mile west, with over 170 businesses.

Campus Farm’s part of the Amphitheater Unified School District that’s rated B-plus overall by Niche. Local kids may attend Rio Vista Elementary, rated B and located within the neighborhood, before moving on to the C-rated Amphitheater Middle. Both schools give students a head start in STEM education with extracurriculars like robotics at Rio Vista and Amphitheater’s Math Engineering Science Achievement (MESA) program. Teens may continue their STEM education at the B-minus-rated Amphitheater High with classes in engineering and cybersecurity; the school also offers dual-enrollment courses for college credit at Pima Community College and the University of Arizona.

The neighborhood takes its name from the University of Arizona’s Campus Agricultural Center, a 160-acre research facility with laboratories and greenhouses that’s been an area staple since 1909 and is listed on the National Register of Historic Places. The CAC’s used for hands-on university courses, but is also a functional farm with livestock, including horses, cattle and sheep. The center occasionally hosts community events, like livestock judging. In April, the Pima County Fair’s held at the Pima County Fairgrounds, about 22 miles away, where there’s a livestock auction and rodeo.

Bike paths and parks along the Rillito River
The Rillito River, which is dry, and The Loop, a 131-mile shared-use path, form the neighborhood’s northern border. The Loop’s used by joggers, cyclists and horseback riders, leading through scenic Sonoran Desert views and around some of Tucson’s parks, including Rillito River Park, 4 miles away. Rillito River Park offers equestrian access to The Loop, and it’s also a popular place to bring dogs or go birding for native warblers and hummingbirds.
The pools and waterslides at Funtasticks Family Fun Park are about a mile away and especially popular in summer, when temperatures here regularly top 100 degrees. At Rio Vista Natural Resource Park, two miles away, locals can walk dirt-packed trails and admire over 100 native plant species, like desert lavender. The park's Gneiss Bench is made with rock from the Catalina Mountains, and the Labyrinth is a tranquil, maze-like arrangement of local stones. Residents can join Friends of Rio Vista to get involved with the park’s upkeep and wildlife/vegetation protection.

Biking and driving around Tucson
Route 77 is 2 miles from Campus Farm, and it's about 4 miles to Interstate 10; the latter leads 113 miles northwest to Phoenix. Downtown Tucson is 5 miles away via local Campbell Avenue. The neighborhood’s known for being walkable and bike-friendly, so residents here aren’t totally car-dependent. “You’re near a lot of bike paths, so if residents prefer to ride their bike to the grocery store or university, it’s super easy,” says Darci Hazelbaker, a Realtor with Tierra Antigua Realty and over 10 years of experience. Along Mountain Avenue, cyclists can ride 3 miles south to the University of Arizona while enjoying the corridor’s mountain scenery. There are also Sun Tran buses and streetcars in the neighborhood, which are fare-free and run seven days a week. “That takes you all through campus and downtown,” Neild says. Banner-University Medical Center Tucson is 3 miles south, and Tucson International Airport is 11 miles south.
