Green-minded Eastern Tucson community close to outdoor escapes

Originally built to be self-contained and the city’s “Solar Community,” Civano stands out among other East Tucson areas. “It’s definitely a more environmentally conscious, green neighborhood,” says Chaz Elsten, Realtor for AZ Flat Fee and Tucson native. Speaking to its commitment to sustainability, the area includes the Neighborhood Center featuring a landscaped plaza built to utilize solar energy and water conservation systems. Along with a low CAP Crime Index score of 1, Elsten says “It’s got a stronger sense of community and is in what’s considered one of the better school districts.” The neighborhood is also known for the Civano Nursery—the largest retail plant shop in Tucson—housing all types of desert flora and a play area for kids. Locals are also welcome to plant citrus trees and herbs in the 48-plot community garden. Homes here vary in size and style, and people enjoy the sidewalk-lined streets and the proximity to outdoor activities in the picturesque Rincon Mountains.

Plant-shopping at the Civano Nursery and hiking further east

Residents enjoy buying and browsing all species of cacti, fountain grass and potted palm plants at the beloved Civano Nursery. Kids can check out the tiny slide or scribble on a green chalkboard in the sand-filled play area, and the nursery has rabbits and goats for people to feed. Sierra Morado Park is within walking distance and features a small playground and basketball court. The half-mile long Pantano Wash cuts through the northeastern part of the area, and Elsten says people like riding horses through it in the dry season. Thirteen miles east of the neighborhood, locals can hike the 2-mile Tanque Verde Falls Trail in the Rincon Mountains filled with rocky, cacti-covered landscape. After heavy rainfall, water collects within small creeks in the mountains and flows down to a billowing waterfall at the end of the trek.

Spanish influences and pops of color in housing

“There’s a lot of colorful homes that have a sort of Santa Fe style—kind of has an artist vibe,” Elsten says. Mission-Revival homes and Pueblos with adobe exteriors built in the early 2000s are gathered in subdivisions near the neighborhood center and average around $315,000; these two to three-bedroom houses sit side-by-side and feature small, cement front walkways and veranda-covered back patios. Larger Mission-Revival homes and modern Pueblos, mostly built in the 2010s, are priced between $500,000 and $750,000. These homes sit in gated subdivisions throughout the western portion of the community and offer stone privacy walls around grassy and rock-landscaped backyards, with an occasional in-ground pool.

New Traditional properties with Spanish influence built in the 2020s can be found in the Saguaro Trails subdivision and average $560,000. The narrow neighborhood streets here are laid in a grid in the north near Irvington Road and start to branch out going south toward East Billy Road. Driveways lead out to well-paved sidewalks lined with mesquite trees and mature cacti. Civano has one HOA, and residents in various subdivisions can expect to pay between $90 and $120 in monthly fees.

Weekly bike trips through Civano Cycling Club

Civano has an active homeowner’s association events committee that hosts a string of regular community events. Every Tuesday, Thursday and Sunday, the Civano Cycling Club meets near Drexel and Civano Boulevard near the Neighborhood Center and rides along the 137-mile-long Chuck Huckelberry Loop (known as “The Loop”). Around April, neighbors gather near the small, grassy Richard Ashley Circle for Civano’s Annual Egg Hunt where tikes can play games and parents can mingle. In December, residents participate in Light Up Civano and decorate neighborhood streets with candle-lit luminaria bags.

Picking up sweet treats and groceries within a few miles

Our Sweet Lil’ Cakery is a go-to spot for specialty cupcakes and treats, and for all riding accessories, residents can drive 3 miles south to Ben’s Bikes. A mile further, the Shoppes at Rita Ranch center features a Fry’s for grocery shopping and Houghton Town Center for a variety of national chain brands. Serial Grillers is a local dining option 3 miles south, known for its light-hearted thriller theme; folks can try the Hannibal Cheesesteak or a savory made from scratch pizza. Mr. Toro Carniceria is locally owned, and prides itself on it's carne asada tacos and sonoran dogs. Saguaro Corners, near Saguaro National Park, has been around for decades, and has super nachos. Battling BoxerBots at Vail Academy

The area is served by Vail Unified School District, which receives an A-plus from Niche and is considered one of the top-performing districts in the state. Kids can start at Mesquite Elementary and continue to Old Vail Middle, both of which earn an A. Catching rides on Tucson Sun Tran buses

Downtown Tucson is a 15-mile drive west via East Irvington Road, the neighborhood’s northern border. While many people drive to get around, locals can hop on Tucson Sun Tran buses which stop on Houghton Road near the western side. Near the Pantano Wash, the Harrison Greenway Trail connects to the The Loop, which can be used for biking to and from work around the city. TMC Rincon Hospital is a two-mile drive south, and Tucson International Airport is 12 miles west.

Possible flooding in Pantano Wash and higher risk for wildfires

During Arizona’s monsoon season between June and September, the Pantano Wash is at risk of overflooding into main areas in the neighborhood. Residents can sign up for MyAlerts messages through Pima County to get the latest updates on road closures and flooding near homes. Usually before monsoon season, homes here may be more at risk for wildfire destruction due to dry lightning and abandoned campfires.
