One of Arlington's oldest neighborhoods
Lyon Park was initially laid out in 1919. At the time, it was the biggest real estate development in Virginia. Today, it stands as one of the city of Arlington’s oldest planned neighborhoods. The developer and neighborhood namesake, Frank Lyon, built the development around the central community space of Lyon Park, with Lyon Community Center beside it. Lyon Park’s age has contributed to its strong community spirit, as residents come out and socialize regularly at local events year-round and are close to the city’s festivals along U.S. Route 50, which serves as the neighborhood’s southern border. The other benefits of living in Lyon Park include walking proximity to Arlington retail centers like Ballston Quarter and Clarendon and metro and highway access to D.C., which is just a few miles up Route 50.

True to design, the heart of the neighborhood is the Lyon Park Community Center and the surrounding three-acre green space, ‘Lyon Park.’ The park is surrounded by trees and features a playground and a grass field where the Lyon Park Community Association hosts many neighborhood events. Fillmore Park is another popular gathering place with picnic space, preschool and school-aged playgrounds and a baseball field. It’s also the main access point for the Fillmore Park Trail, a paved path many residents can access from their backyards. Zitkala-Ša Park is also nearby and welcomes people of all abilities with an ADA-accessible design. Less than a mile south of home is the Thomas Jefferson Community & Fitness Center, connected to Thomas Jefferson Middle School; this public area has a soccer field and tennis courts, a paved loop trail and an outdoor calisthenics park. The fitness center also has an indoor multipurpose room that hosts Family Skate Night on Saturdays; residents can rent roller skates and have kids play in a bounce house.
Lyon Park puts on holiday events for neighbors and families to bond
“There are community events, parades, Halloween parties and block parties; [it’s] very social,” says Candee Currie, an associate broker with Century 21, “The Turkey Trot goes through there around Thanksgiving.” Lyon Park has hosted the annual Spring Fair since 1924; folks come out to enjoy lawn games, food vendors, and pony rides while the Lyon Park Woman’s Club organizes a bake sale and a plant sale, all on the grounds of Lyon Park Community Center. During the day on Halloween, Lyon Park has a pumpkin-carving contest and the Parade of Costumes, where kids walk through the streets to show off their costumes. At night is the Halloween Bonfire, where residents can enjoy refreshments and tell stories. The Christ Church of Arlington, a Presbyterian house of worship, organizes the annual Turkey Trot on Thanksgiving Day, a 5K race that residents can run or walk through, often in Thanksgiving-themed costumes. Residents can also rent out private venues for special events at Fort Myer, a military base across the street from the neighborhood on Route 50.
Century-old homes are still remodeled, with brick condo options available
Home values in Lyon Park range from $300,000 to $400,000 for compact, one-or-two-bedroom brick condos and $625,000 to $2 million for townhouses or detached single-family homes of varying ages, sizes and remodel status. Currie says of the housing market in Lyon Park, “These are upper bracket homes [in Arlington]; if you can find something to renovate, it can be for a reasonable price.” There are still original 1920s and ‘30s Craftsman bungalows and American Foursquares alongside colonials, Tudor Revivals and Cape Cods. The neighborhood’s proximity to commercial railroads in the 1930s helped many residents set up Sears and Roebuck’s “kit houses,” which are still available today. Many century-old bungalows come renovated with four bedrooms and around 2,000 square feet. Likewise, a semi-attached duplex with modern updates runs around $800,000 but will offer three bedrooms and two or three baths.

Troy’s Italian Kitchen is one of a few restaurants within Lyon Park. It offers traditional Italian pasta and pizzas, with a wide range of gluten-free, vegetarian and vegan options. This mom-and-pop shop also serves unique fusion dishes like the Tikka Masala pizza. Just down the street is the Mocha Cafe & Pastry, with a menu of Persian pizzas, sandwiches, gourmet coffees, and tea. Lyon Park also hosts the small strip mall, The Shops at Pershing, with chain eateries like Paisano’s Pizza and Bonchon and the corner grocery store Market 365. To the west is the new Ballston Quarter mall, featuring dozens of name-brand retailers and a food court with fast-casual options like Maizal and Bartaco for Mexican food and Ice Cream Jubilee. To the east of the neighborhood is Clarendon, with The Crossing Clarendon Mall for retail and dining and nightlife options like Don Tito, Clarendon Ballroom and Liberty Tavern.
Arlington Public Schools get all A's
Long Branch Elementary is within Lyon Park and gets an A-rating overall on Niche. Middle schoolers here will attend Thomas Jefferson Middle, which has an A-minus overall and hosts the large Thomas Jefferson Community Center, a popular place for year-round athletics in Arlington. For high school, students attend the A-plus-rated Washington-Liberty High.
Metro access to D.C., also minutes away on Route 50
Residents can walk north to the Clarendon metro station, which offers Orange and Silver Line access through the greater D.C. area. Commuters can also take Route 50, locally called Arlington Boulevard, to the major government employers in Downtown D.C. in 4 miles or Ronald Reagan Washington National Airport in less than 5 miles. Metrobuses have stops along main roads like Washington Boulevard, Wilson Boulevard, and Fairfax Drive.
