Capitol View, only 2 miles from Downtown Atlanta, was aptly named for its views of Georgia’s capital building. Before 1910, the neighborhood was nothing more than farmland. But in the 3 years between 1910 and 1913, it developed rapidly due to an ambitious builder and affordable home prices. This development continued throughout the 1900s and today, many of the neighborhood’s first homes still stand. “A lot of the original owners or their families are still over there,” says lifelong Atlanta resident and Realtor Nakita Head with KW Commercial. “At one point, everyone was trying to get over there, but it seems like things have slowed down for now.” While Capitol View has faced hardships in the past, the new Metropolitan Branch Library, the in-progress Beltline and nearby Tyler Perry Studios hope to breathe new life into the community.

The BeltLine and the MARTA
Capitol View has access to two Atlanta staples. First, the neighborhood is on the BeltLine, a 22-mile trail along a former railway corridor slated for completion in 2025. The project aims to reconnect communities that have been divided, improve public transport, revitalize green spaces and provide access to retail and dining options. And when residents don’t want to walk or bike to surrounding amenities, they can hop aboard the red and gold lines at the Oakland City Metropolitan Atlanta Rapid Transit Authority Station. The MARTA is a popular transportation option throughout Atlanta. To reach the city by car, locals can hop on U.S. interstates 85 and 75. “One of the biggest attractions to Capitol View is easy access to the expressways,” Head says. “Plus, it’s not far from the airport.” The Hartsfield-Jackson International Airport is about 8 miles south. Tyler Perry Studios, which opened in 2008 and employs about 500 Atlanta residents, is about 3 miles from the neighborhood.

Craftsman-style homes and bungalows
Capital View primarily consists of Craftsman-style homes and quaint bungalows on a somewhat gridded street pattern. Lots are typically small, with most homes constructed between 1920 and 1950; however, there are some new houses popping up, and many historic homes have been completely renovated. Sidewalks shaded by mature trees run through the neighborhood. “You have beautiful, tree-lined streets, inviting Craftsman homes from the 1920s that generally have large, covered front porches and full-sized yards,” says Realtor Zack Williams with Compass, who is a lifetime Atlanta resident. “You’re only 2 miles from downtown but still maintain a suburban setting.” Home prices typically range from $200,000 to $620,000, depending on the size, age and condition.

Sports courts at Perkerson Park, walking trails at Emma Millican Park and more
Under a canopy of old oak trees, Perkerson Park spans over 50 acres. “Since it’s along the BeltLine, there’s constant improvements to the landscaping of Perkerson Park,” Williams says. Here, residents can challenge each other to a game of baseball, basketball or tennis at one of the various courts. The park also has a splash pad, the neighborhood’s rec center and Atlanta’s only disc golf course. Emma Millican Park is nearby and offers a spot for locals to wander through half a mile of wooded trail or take their kids to the playground. There’s a community garden in Capitol View as well, where residents can grow produce and plants alongside their neighbors. The Metropolitan Branch Library opened in 2015 and is just outside Capitol View. It offers a place for kids to go after school and hosts events throughout the year, from holiday story times to book clubs. The Atlanta Music Project is also in the neighborhood and offers music training and performing arts opportunities to the community.

What's happening in south Atlanta
Located in south Atlanta, Capitol View offers residents access to a variety of shopping and dining options nearby. “There’s a Black-owned business, Everything Nola, that a lot of people walk or bike to,” Head says. “They bring out food trucks sometimes, and it becomes like a neighborhood gathering. People will walk their dogs over and there will be four or five food trucks.” In the morning, Capitol View residents grab coffee from Rosie’s Cafe. This modest shop serves breakfast platters in addition to lattes. Arden’s Garden is another popular morning spot, serving freshly squeezed juice, smoothies and healthy goodies. For dinner, Atlanta Fish House and Grill, a casual spot serving fried seafood selections, is about a mile outside the neighborhood. For the nearest grocery store, residents travel about 3 miles south to Kroger. And for other shopping spots, locals are about 2 miles south of The Mall West End.

STEAM program at Carver High School
Students are zoned for the Atlanta Public School District. They can attend Perkerson Elementary and Sylvan Hills Middle School, both of which receive C grades from Niche. Students can graduate from Carver High School, which gets a C-minus. Carver High School is a STEAM school, meaning it specializes in science, technology, engineering, arts and mathematics. Adults continuing their education can attend Atlanta Metropolitan State College, a community college just outside of Capitol View.
Perkerson Elementary School has a student to teacher ratio of 11 to 1.
Sylvan Hills Middle School has a student to teacher ratio of 13 to 1.
