Less than 5 miles west of Downtown Atlanta, Dixie Hills is a historic neighborhood amid a resurgence. The original housing is being renovated or completely torn down and changed into modern ranch homes and bungalows. “It’s a great little neighborhood,” says Jon Howard, a Realtor with Harry Norman Realtors, with nearly 30 years of experience in Atlanta. “It is being completely revitalized, and it's happening fast. It is close to the West Lake MARTA Station.”
Without many suburb-style neighborhoods, Dixie Hills neighborhoods consist of houses in blocks.

Renovated ranch and bungalow homes in the city
Tight city streets are dotted with compact sidewalks as they curve through Dixie Hills. Renovated brick ranch homes and bungalows sit off the roads in the middle of square lots. Homes feature small driveways so that residents can avoid street parking. Based on square footage and condition, prices range from $145,000 to $588,000. “It’s an excellent place to buy property, and the value is only going to go up because people are desperate to live in Atlanta,” says Bonnie Brown, a Realtor with Harry Norman Realtors Intown Office.
Although homes are close in proximity, many homes have fencing through natural landscape.
Bungalow homes are also a popular new build style of Dixie Hills.

Journey through Atlanta Public Schools
Dixie Hills is part of Atlanta Public Schools, which scores a B on Niche and serves more than 50,000 students. One potential path is Woodson Park Academy, which is for kindergarten through eighth grade and scores a C-minus. All public school students will graduate from Fredrick Douglass High School, scoring a C-minus. The high school offers a STEAM Program, which is open to any child interested in advancement in science, technology, engineering, arts and mathematics. The neighborhood is home to KIPP Atlanta Collegiate, a charter high school that opened in 2011. It is the only KIPP high school in Atlanta and is part of a national network with 270 public charter schools.
KIPP Woodson Park Academy has a student-teacher ratio of 12 to 1.
Frederick Douglass High School is named after the famous abolitionist Frederick Douglas.

Staying active at Anderson Park
Anderson Park spans nearly 52 acres in the center of the neighborhood. The park has a recreation center and is visited for its playground, tennis court and basketball hoops. In the summer, the park has a community pool, which residents use to beat the heat. Dixie Hills is less than 5 miles from the Atlanta BeltLine, a network of public parks, multi-use trails, and transit along a former historic 22-mile railroad corridor.

While there are a couple of convenience markets in the neighborhood, including AK Food Store, it is just a short drive to Kroger on Cascade Avenue Southwest. The Metro Atlanta Rapid Transit Authority (MARTA) serves the neighborhood with light rail and bus services. Interstate 20, one of three cross-country interstates that run through Atlanta, and Martin Luther King Dr. Northwest both head almost 6 miles downtown.
