Walkable, historic community near Southside BeltLine
Peoplestown is a historically Black neighborhood characterized by its generational neighbors and community organizations. Within walking distance of the Southside BeltLine, schools and mixed-used retail spaces, the community draws renters from Georgia State University and new families. "I moved here before the BeltLine. It used to be a food desert, but seeing the changes has been mind-blowing," says resident Marc Brenner, a real estate agent with EXP Commercial. “I have had a great experience living here.” With a history of infrastructural challenges, the community is seeing new developments, including the upcoming Summerhill Bus Rapid Transit project. The area offers a mix of new construction and 20th-century houses three miles from downtown. Local organizations like Emmaus House provide community support as Peoplestown navigates change while striving to protect its heritage.
Picnics and gatherings nearby at Grant Park
D.H. Stanton Park is on the Atlanta BeltLine’s Southside Trail. Spearheaded by a community effort, the park transformed from a small playground to an 8-acre recreational hub with a splash pad and shaded playgrounds. The park is part of a trail system built from an old railroad corridor that spans 22 miles across 45 neighborhoods. On Crew Street, Four Corners Park is home to the Rick McDevitt Youth Center, a nonprofit organization offering academic, emotional and infrastructural support. Grant Park is just 2 miles north, home to Zoo Atlanta. "Grant Park is heavily wooded. People are always hanging out or having barbecues or family reunions," Brenner says.
The Grant Farmer’s Market is a go-to
The city is establishing new businesses as part of an initiative to revitalize the Atlanta BeltLine Corridor. In the summer of 2023, a new Publix opened in Summerhill, less than a mile away from Peoplestown. "Summerhill is next to us and, Georgia Avenue is filled with restaurants like Little Bear, and Halfway Crooks is a great brewery," Brenner says. Peoples Town Coffee Bar serves locally roasted brews on Milton Avenue. Peoplestown is a walkable distance to The Beacon Atlanta, a commercial district a few blocks away and home to the Grant Farmers Market. On Ridge Avenue, Terminal South is a proposed mixed-use project that will house several local restaurants, retailers and new housing.
The Summerhill Bus Rapid Transit project will connect downtown
Interstate 85 is easily accessible and Metro Atlanta Rapid Transit Authority’s (MARTA) Summerhill Bus Rapid Transit project aims to connect the neighborhood to downtown. “It’s really nice to see the increase in public transportation. I think it’s going to make traffic a lot better,” Brenner says. The project will develop bus-only lanes with fewer traffic signals to make the commute downtown faster. In the neighborhood, Southside Medical Center offers preventative and routine services, and Grady Memorial Hospital is 3 miles north. Hartsfield-Jackson Atlanta International Airport is 8 miles south. According to the CAP Index Crime Score, Peoplestown has a 7 out of 10 rating, higher than the national average of 4. The Peoplestown Neighborhood Association and Revitalization Corporation meet weekly to keep the community informed.
New developments underway in Peoplestown
Craftsman, bungalow and shotgun-style houses rest on elevated grassy lots hilly, narrow streetscapes lead to paved driveways and small yards enclosed by chainlink and wooden fences. Modern, contemporary and farmhouse styles mingle with homes dating to the 20th century. Prices range from $270,000 for a fixer-upper to over $500,000 for recent builds. Rentals occupy most of the neighborhood and include two newly constructed complexes, Stanton Park and Skyline. The area is prone to flooding, and the city is undergoing a critical sewer capacity relief solution to aid in mitigation. he community is home to several places of worship including Masjid Al-Mu'minun and Masjid Al-Quran, about a mile apart from each other.
Easy commute to Barack & Michelle Obama Academy
Atlanta Public Schools serves around 50,000 students and earns a B on Niche. Barack & Michelle Obama Academy has a C-minus grade, and King Middle School gets C-plus. The middle school offers mentorship programs with students at Georgia State University (GSU). Maynard Holbrook Jackson High School has a B grade and hosts the Atlanta College and Career Academy, geared toward pathways in STEM and trade careers. “Peoplestown is close to GSU, which is a commuter college. Their football team plays at Center Parc Stadium, on Hank Aaron, and was once used for the Olympics,” says Dr. Céline H. Higgins Evans, an associate broker with Simply List and a lifetime Atlanta resident.
Community care at Emmaus House
Peoples Town Coffee Bar hosts makers markets throughout the year that feature dozens of local vendors. Emmaus House is one of the city's first welfare rights organizations. The nonprofit aims to be a resource for Peoplestown and surrounding communities. Programs include food pantries, after-school care, tutoring, and events like a Thanksgiving dinner and Christmas Festival.
