Pine Hills blends easygoing, suburban living with the buzz of being at the center of Buckhead. The neighborhood has a good mix of mid-rise condos, townhouses and single-family homes, ranging from modest ranch styles to larger New Traditionals. Tree-shaded sidewalks stretch in front of most houses, making it easy to walk to the local swim and tennis club or to Lenox Square, an upscale mall. Between the active neighborhood association and convenient access to public transportation and major highways, Pine Hills keeps its residents connected to each other and the rest of Atlanta.

Types of housing and what they cost

Condos and townhouses are mainly on the west side of the neighborhood, while single-family homes are on the east side. This wide range of housing options attracts buyers at all stages of life. “Retirees move here for maintenance-free condo living, and then there are a lot of families in the huge mansions with gated driveways,” says Marc Castillo, a real estate agent with Coldwell Banker Realty who has sold several homes in the area. Here’s what buyers can expect to pay:

  • One-bedroom condos typically fall somewhere in the mid-to-upper $100,000s.
  • Two-bedroom condos typically cost between the lower $200,000s and the lower $400,000s.
  • Townhouses typically range from the upper $200,000s to the lower $1 millions, depending on age, size and condition.
  • Three- to four-bedroom single-family homes typically range from the mid-$400,000s to the lower $900,000s.
  • Five- to six-bedroom single-family homes typically land between the lower $1 millions and the lower $2 millions.

Where kids go to school

Most of Pine Hills is zoned for Atlanta Public Schools, and kids can attend Sarah Smith Elementary School and North Atlanta High School. A small section of the neighborhood’s east side is part of the DeKalb County School District, where kids can go to Woodward Elementary School and Cross Keys High School. Pine Hills is also less than 5 miles from several private options, including Atlanta International School, Pace Academy and Heritage Preparatory School.

Things to do at the Roxboro Valley Association

Pine Hills is home to the Roxboro Valley Association, a recreation club that has been around since the 1960s. Kids can take tennis lessons or join the swim and dive teams, collectively known as the Sharks. “Most families in the neighborhood spend every day of the summer there,” Castillo says. “Membership is only available to a few other neighborhoods, like Peachtree Park and Ridgedale Park, so it’s pretty exclusive, too.” Shady Valley Park is another neighborhood green space, where you can play pickleball, shoot hoops and join a pick-up soccer game.

Stores and restaurants at Lenox Square

Most houses are less than 2 miles from Lenox Square, which sits near the northern part of the neighborhood. “The area is really hilly, but some people will still walk or ride bikes up there,” Castillo says. “It can get really busy on weekends, so it’s nice to avoid the hassle of driving.” Inside the four-level mall, you’ll find:

  • Luxury stores like Armani Exchange, Balenciaga and Chanel
  • Department stores like Bloomingdale's, Macy’s and Neiman Marcus
  • Chain restaurants like California Pizza Kitchen, The Cheesecake Factory and Starbucks
The neighborhood is also less than 3 miles from Buckhead’s other luxury shopping centers, Phipps Plaza and Buckhead Village.

Commuting to Midtown Atlanta and Downtown Atlanta

Just outside the mall, the Lenox Transit Station serves the Gold Line, with trains reaching Midtown Atlanta and Downtown Atlanta in about 20 minutes. MARTA buses also run throughout the area, and for drivers, Pine Hills is right next to state Route 13 and Interstate 85. Both routes lead into midtown and downtown, though commute times can range from 15 to 45 minutes, depending on traffic.

Perks of the Pine Hills Neighborhood Association

Homeowners can choose to join the Pine Hills Neighborhood Association, which funds a security patrol staffed by off-duty police officers. Members can get involved with the zoning committee that works to limit the number of new multi-family developments in the area. “They’ve done a good job of keeping the neighborhood from feeling overcrowded,” Castillo says. “You’ll see kids playing in the streets and people walking their dogs, even near the condos and townhouses.” The association also organizes social events, including a Halloween Carnival that shuts down a few streets so kids can safely trick-or-treat for full-sized candy bars.
