Behind the rough exterior is a welcoming neighborhood
The yellow brick building isn’t a lot to look at from the outside, but the line of patrons waiting to get inside Slutty Vegan suggests that there’s something worthwhile inside. The same holds true for Westview, the central Atlanta neighborhood that contains this vegan restaurant, which had a line of 1,200 customers waiting to get in on opening day. “It’s an old-school Atlanta neighborhood. Westview doesn’t have quite the same ‘curb appeal’ as other neighborhoods. There are some rough spots, but there are also some great spots,” says Richie Torrance, a local Realtor with more than two decades of experience with Keller Williams. “And it’s affordable, especially for the area. You’re close to just about everything, and you can get anywhere in the city fairly easily. It’s living in Midtown without the chaos.” In other words, it’s like Slutty Vegan. Get past the rough exterior, and there’s a lot to like about this neighborhood.
Westview Cemetery and nearby parks
One of the centerpiece landmarks in Westview is the expansive Westview Cemetery. “It’s amazing,” says Keller Williams Realtor Dawn Landau. “People come to Westview just to see the cemetery, just to walk around it. People get married there all the time, in fact.” The final resting place of some of Atlanta’s most illustrious names – including Coca-Cola founder Asa G. Candler, former Georgia Governor Hugh M. Dorsey and author Joel Chandler Harris – are buried in Westview Cemetery, as are more than 108,000 others from all walks of life. Residents in search of outdoor open spaces don’t need to go far, as Lionel Hampton-Beecher Hills Park sits on the neighborhood's western edge, providing a spacious hardwood forest with winding trails once used by Civil War troops. On the east side of the neighborhood, Enota Park is a small pocket park that provides direct access to the Atlanta Beltline, where visitors can hop on a bike or an electric scooter, or just walk part of the 22-mile path that encircles the central core of Atlanta.

Neighborhood restaurants and nearby shopping
But there’s a lot more to Westview than just a cemetery. A sense of community pervades the neighborhood. That feeling is palpable over chicken and waffles at Augie’s Café. Here, patrons can eat all-day breakfast under the watchful eye of images featuring some of music’s biggest names, all of whom are connected to the restaurant’s namesake, Augie Johnson, founder and lead singer of the 1970s R&B band Side Effect. That same feeling is also evident both inside and outside Slutty Vegan, opened by Pinky Cole in 2019 as a way of bringing healthy food options to a neighborhood where hypertension, high cholesterol and other food-related conditions are prevalent. And judging by the crowds, the BeyondMeat offerings that Cole has created are beyond popular. “The hype is real,” says Torrance of Slutty Vegan. “The food is incredible.” Westview is not a shopper’s paradise, as one former resident describes it, and residents here do have to drive a short distance in order to get groceries or satisfy other retail therapy needs. Kroger is less than a mile away from the neighborhood for grocery shopping, and Walmart is just over 2 miles away for any home necessities. For more intensive retail therapy, the shops at Ponce City Market are 7 miles away. But that distance might be closing soon, according to local experts. “A lot of new businesses are moving into the area,” says Atlanta native and local Realtor Lori Hanes. “The neighborhood has grown a lot in the last few years, and it continues to grow.”

Affordable, quintessential Atlanta homes
Options for homebuyers in Westview include condominiums, townhouses and detached single-family homes. The median price in the neighborhood is around $380,000, and buyers should expect to pay an average of $224 per square foot. “The prices in Westview are about half what they are in other parts of Atlanta right now,” says Torrance. “A $500,000 home in Westview would be over $1 million in most other neighborhoods.” A two-bedroom/two-bathroom raised ranch-style home in need of some TLC can sell for $70,000, and prices can go up to $700,000 for a four-bedroom/four-bathroom, fully renovated Craftsman-style home.

Students attend Atlanta Public Schools
Westview is districted to Atlanta Public Schools, which earns an overall rating of B from Niche. Students can attend Peyton Forest Elementary, Young Middle and Mays High School. Peyton Forest earns a C from Niche, Young earns a C-minus and Mays gets a C. Students at Mays High School can participate in any of over 20 school-sponsored clubs, and they can play more than 15 varsity-level sports. Alternatively, parents can enroll their children in some of the best private schools in the country, including The Westminster School, which earns an A-plus from Niche.

A neighborhood on the rise
When thinking about the Westview neighborhood, a caterpillar's transformation seems like an appropriate metaphor. It’s just a worm-like creature, the bane of gardeners and not something most people would describe as beautiful. After a while, however, that crawling thing turns into a butterfly, its colorful wings flapping in the sun. The same holds true for Westview, a neighborhood that is evolving into a new form. “It’s a cute neighborhood that is going to be a great neighborhood. It’s just a matter of time,” says Landau.
