Heather Gardens Association is a senior living community in the southern portion of the area that caters to those who are 55 and up. Residents live in a variety of housing types, from two-story townhouses to high-rise condos. Duplexes with attached garages and private patios are popular – these properties are roughly 2,000 square feet and cost $375,000 to $475,000. The condominiums are smaller and cost less, ranging from 780 to 2,350 square feet. “We have a wide variety of floor plans for anyone who is looking for a retirement-type home,” says Lary Herkal, the general manager of the Heather Gardens Association. “Residents tailor their homes to what they want it to be.” In the northern end of Heather Gardens, houses are lined along gridded streets. Most of these properties were built in the 1970s and 80s. Ranch-style homes and split-levels dominate the area, costing between $495,000 to $550,000. Those who want more ornate architecture can invest in a Colonial Revival with columns and an attached garage or a Tudor home for upwards of $560,000.

Senior living’s silver linings
In addition to its plentiful housing, the Heather Gardens Association is an active senior living community with resort-style amenities. On the grounds, residents have access to heated pools, tennis courts, a fitness room, a library a 9-hole golf course and much more. “There are activities every day. When I walk in, there’s always something going on – I’ll say hi to people, and they’re just having so much fun,” Herkal says. The welcoming atmosphere of the association and its residents speaks to how close the community is. Herkal continues, “The people who are here love being here. There are people who have been here for over 30 years. It’s truly what makes this place special.”

Parks and outdoor recreation in Heather Gardens
When Heather Gardens residents want to enjoy the outdoors beyond the golf course in their backyard, they can head to Crestridge Park. With two acres of open space, Crestridge has a playground, picnic shelter and pickleball courts. There’s also Wheel Park, where younger visitors can try new tricks on the BMX bike track and practice skateboarding. On the other side of Route 83, Cherry Creek State Park has miles of rolling hills and prairie land to explore. Spend the weekend at the campgrounds viewing local wildlife or going fishing along Cherry Creek Reservoir.

Traveling around south Aurora
There are many modes of transportation available in Heather Gardens. The living community itself is highly walkable, with easy walking paths that connect residents with amenities. To the east of the area, the Colorado Front Range Trail is open to hikers and bikers for recreational use. When it comes to traveling outside the community, Interstate 225 is on the western border of the neighborhood and can take commuters to Aurora and downtown Denver. For those who rely on public transportation, there are several local bus lines that have stops along Iliff Avenue, Yale Avenue and Chambers Road. Additionally, Iliff Station is an RTD light rail transit stop for both the H Line and the R Line.

Shopping and dining on Iliff Avenue
There are several areas within Heather Gardens where residents can go to shop or eat out. To the north, at the intersection of Iliff Avenue and Chambers Road, there’s a commercial shopping area with a Walmart Neighborhood Market for essentials. The French Press is a down-to-earth café next door that serves up quirky breakfast dishes like chipotle cheddar biscuits. On the other side of Iliff Avenue, there are businesses like Walgreens and Goodwill, plus local Mexican and Salvadoran restaurants. Traveling west to the Interstate 225 exit, residents will find several food chains. Black Bear Diner is a regional breakfast staple with its savory and sweet dishes.

Prairie Middle School is in the Cherry Creek School District and has a B-minus Niche grade. From there, students can attend Overland High School. Ranked No. 3 in Niche Standout High Schools in Colorado, Overland maintains a B-plus grade and offers STEM-focused career pathways programs that can be taken at the Institute of Science and Technology.
Eastridge Community Elementary School is part of the award winning Cherry Creek School District.

In this area it is rare the times drama occurs. The neighborhood is very peaceful and seem to dislike having drama which is great! The times drama do occur police are always a call away and respond in a fast manner.
