A master-planned community with a modern market

The neighborhood began development in the early 2000s, with new builds continuing to pop up south of Jewell Avenue. Craftsman and modern traditional styles are common, along with a selection of townhomes. “With HOA fees and higher property taxes, monthly payments here tend to be higher compared to other Aurora neighborhoods,” says Tracy Ellis, a local Realtor with eXp Realty. “But you’ll find larger homes and a more lifestyle-oriented community.” Single-family homes start in the low $400,000s and reach the mid-$700,000s, while townhouses range from the mid-$300,000s to around $500,000.

The Murphy Creek Metro Districts

Murphy Creek is divided into four metro districts, each with its own volunteer board and homeowners association dues. “People move here for the amenities of the neighborhood, the benefits of the HOA and, of course, the golf course within walking distance,” says Nailah Vega, a local real estate agent who has sold several homes in Murphy Creek. Here’s what you should know about the metro districts:

  • Monthly dues can vary depending on where you live in Murphy Creek, but prices are typically between $80 and $130 a month.
  • The districts are run by volunteer board members, who hold monthly meetings and plan community events from garage sales to holiday celebrations.
  • Residents have access to the neighborhood’s private outdoor pool and tennis courts.

Highly rated public schools

The area is served by Aurora Public Schools, with the highly rated Murphy Creek K-8 School located in the center of the neighborhood. Students can then head to Vista PEAK Preparatory a few miles north. The district is known for its college and career-focused initiatives, with each high school offering a variety of career and technical education programs, from health sciences to engineering.

Recreation in Murphy Creek

Aurora and the greater Denver area are known for their open spaces, trails and recreation. “The neighborhood is centered around the public Murphy Creek Golf Course,” Ellis says. The 18-hole course features scenic views of the surrounding open space and is complete with a pro shop and the Murphy Creek Tavern. “The Tavern is a popular spot for locals; whether you golf or not, people still come in and enjoy the menu and atmosphere,” Vega says. Nearby, Homestead Park has a playground, open field space and a picnic shelter. The Plains Conservation Center is a few miles away and has over 1,100 acres of protected prairie. Visitors can walk along its 6-miles of trails while keeping an eye out for bald eagles, prairie dogs and coyotes.

A short drive to Southlands shopping

“While there’s no shopping and dining within the neighborhood, you’re only 10 to 15 minutes from Southlands,” says Ellis. “Some people see a lack of walkable shopping as a negative, but a lot of people move to Murphy Creek to be a bit more tucked away.” Southlands is a large outdoor mall with dozens of businesses, from department stores and chain restaurants to name-brand boutiques and specialty stores. For a meal out, you can visit:

  • Pho 90, which serves Vietnamese fare
  • Ted’s Montana Grill, known for its Old-West-inspired dishes and bison burgers
  • Legends Coffee, selling espresso and baked goods

Commuting to Denver and nearby transit offerings

E-470 is a toll road just west of Murphy Creek that provides access to Denver’s outer suburbs and Denver International Airport. The community is largely car reliant, and you can take Interstate 70 around 25 miles to downtown Denver.
