A quiet oasis in North Austin
Strolling the sidewalks of the North Austin neighborhood of Balcones District Park, there is a sense of being removed from the hustle and bustle of the city. The abundant live oak trees throughout the neighborhood and the quiet streets belie the fact that downtown Austin is less than 13 miles south and MoPac Expressway marks the neighborhood’s eastern boundary. Named for the park that dominates the southeastern corner of the neighborhood, the Balcones District Park neighborhood is a small, intimate area with only 470 homes in the neighborhood, and residents are drawn to the neighborhood specifically because it feels like an oasis in the middle of the city. “It’s a great neighborhood for families,” says Realtor Ashley Brinkoeter, who has been representing real estate transactions in the Austin area for more than 10 years. “It’s quiet and the park is a huge draw, plus it’s close to MoPac but doesn’t’ feel close.”
Austin funky meets modern sensibilities
While there are some apartment complexes in the northern part of the neighborhood, Balcones District Park is dominated by detached single-family homes, the majority of which are modest ranch-styles. Most houses in the neighborhood were built in the 1970s, so potential buyers can expect to find a combination of “Austin funky” and modern sensibilities. A home might feature a completely updated kitchen inside, while outside the garage doors are painted a shade of light green that contrasts sharply with the stone exterior. The median home price in Balcones District Park is $500,000, and buyers should expect to pay an average of $330 per square foot. A three-bedroom/two-bathroom ranch-style home can sell for $419,000, and prices can go up to $620,000 for a four-bedroom/two-bathroom ranch-style.

Eat, drink and shop
Grocery shopping is made easier in Balcones District Park by the fact that H-E-B is located just east of MoPac in the Market at Parmer Lane. For home necessities, Walmart Super Center is approximately 4 miles east on Parmer Lane in the Shops at Tech Ridge. For more intensive retail therapy, residents of the neighborhood – like many in the North Austin area – make the 2-mile trip to the Domain. “The Domain is a big draw for all of the North Austin neighborhoods,” says Brinkoeter. “Pretty much everything you could need is right there.” Retailers in The Domain include Dillard’s, Dick’s Sporting Goods and Home Depot, among many others. And when dining out is on the agenda, a local favorite is the nearby P. Terry’s Burger Stand #7, a no-frills diner with burgers, fries and shakes, as well as breakfast burgers served until 11:00 a.m. For a slightly more elegant evening out, locals love Blue Sushi Sake, featuring a modern interior where diners can feast on an extensive selection of Japanese specialties and sip specialty cocktails.

Get the kids to school on time
Balcones District Park is assigned to the Austin Independent School District, which earns an overall rating of A-minus from Niche. Students in the neighborhood can attend Pillow Elementary, Burnet Middle and Anderson High School. Pillow earns a B-minus from Niche, Burnet earns a C and Anderson High School earns an A. Students at Anderson High School can join any of more than 60 school-sponsored clubs, and they have the opportunity to play 24 different varsity-level sports. Alternatively, parents can avail themselves of several private schools in the area, including St. Stephen’s Episcopal School, which is rated as the best private school in the Austin area by Niche.

When it’s time for outdoor recreation, neighborhood residents head to the namesake Balcones District Park. The 52-acre park on the neighborhood’s southeastern edge offers visitors access to a playground, tennis, volleyball and basketball courts, hiking trails, picnic areas and the Balcones Pool, which is staffed by certified lifeguards and open seasonally. The neighborhood is also home to the Balcones Youth Sports Complex and the Field of Dreams, where kids from 4-12 learn the fundamentals of baseball and develop their skills under the supervision of trained coaches. Residents with a green thumb can grow their own produce by joining the Adelphi Acre Community Garden, located in the northwestern corner of Balcones District Park.
