An established country club suburb in South Austin
Named after a fickle creek that flows through it, the south Austin neighborhood of Onion Creek is a quaint and engaged community situated at the southernmost ends of Austin's city limits between a prestigious golf club and a major shopping hub. What began as remote farmsteads in the 1800s more or less became the suburban locale it is today by 1969, when a famous golfer purchased 750 acres to create a pleasant course and community to surround it. Today, the neighborhood remains suburban in its feel with many neatly placed rows of single-family homes, but its residential offerings have also widened to now include condos and apartments too. While many residents are club members, some forego the neighborhood's primary selling point, instead attracted by Onion Creek's community parks, ample commercial offerings and unique school programs.

Champion-designed fairways and greens at the Onion Creek Club
The centerpiece of the neighborhood is the Onion Creek Club, a private club that's been around since 1974. In addition to a fitness center, a community pool and a number of both Har-Tru clay and hard surface tennis courts, the club's real prize is its 27-hole golf course designed by three-time Masters Champion Jimmy Demaret. Residents without a membership also have a number of outdoor areas to visit. The neighborhood contains a few playgrounds within walking distance of many homes, such as Lauren Park and Sullivan Park, connected to other sections of the neighborhood by aggregate surface cut-though paths. When seeking a place to escape into nature, residents are a short drive around the corner from Onion Creek Metropolitan Park. Most of its 555 acres are undeveloped, but the park nonetheless offers miles of hiking trails and even some off-leash areas for dog walkers. Residents hope to see the park's amenities grow in the near future with a Vision Plan that includes proposed upgrades like an event center, a disc golf course, workout stations and a community garden.

Sunrise yoga groups and evening meetups at Southpark Meadows
Many neighborhood residents maintain a membership at the Onion Creek Club, as it is a popular place to build relationships with neighbors over a variety of social activities. Athletic opportunities abound with opportunities ranging from weekly league tennis matches, to drop-in Pickleball mixers to sunrise yoga classes. For the non-sporty, the club also offers a number of dining-related activities, like a charcuterie making class and frequent luncheons. The Onion Creek Homeowners Association frequently organizes events to bring all members of the community together, like an annual Fourth of July parade, the Onion Creek Fall Festival and potluck dinners. Residents without a membership need only hop across Interstate 35 to reach Southpark Meadows, a 1-million-plus sq. foot shopping center that always has something going on. The commercial and entertainment hub plays home to a variety of free events open to the public, including frequent outdoor concerts at Music Meadows. But some residents go there willing to pay for entertainment, choosing between a movie at the local Cinemark or a night of Skee-Ball and craft beer at Dave & Buster's.

Grocery stores like Target, Walmart Supercenter and H-E-B afford a wealth of options to Southpark Meadow shoppers, not to mention local Sam's Club members have a location across the street from their neighborhood. The shopping center is also loaded with restaurants, including dozens of local and national chains and some locally owned joints too. The outdoor patio at Little Woodrow's is the preferred place to sip craft beer and chat with friends around stone fire rings. In addition to several Mexican eateries, Haiku's variety of sushi rolls and other traditional Japanese plates add to the diversity of flavors in Southpark Meadows.

A variety of home designs and sizes with prices to match
Most homes in Onion Creek were built within the last 20 years, although a handful of more established homes from the 1980s still remain even after the city razed many due to flooding damage. Consisting of numerous subdivisions buffered by thickets of woods, the neighborhood is largely suburban in both its design and residential offerings. "It's a lot of really big new construction homes, really wide roads, very family oriented," says Realtor Lexi Castles of Compass RE Texas. "There's quite a few rentals, but you can get quite a bit more space in Onion Creek than you can for the price downtown or anywhere south of the river." Options closer to I-35 tend to come as rental apartments beginning at around $1,000 a month, or multiplex condos, which typically sell for between $350,000 and $475,000. Further from the interstate, a variety of traditional snout house designs, midcentury and Spanish Mission-style ranchers, and modern Prairie-style new builds offer varying price ranges depending mostly on square footage. Homes between 1,200 and 2,000 sq feet tend to cost between $200,000 and $400,000. For something between 2,000 and 3,000 sq feet, prices typically range from $400,000 to $700,000. And for a home that is 3,000 sq feet or more, prices often begin around $750,000 and reach as high as $900,000.

Adjacent to Interstate 35
With I-35 directly next door and interchanges for both State Highways 45 and 71 a few miles away, commuters "have access to most of the highways that go either southeast or straight into downtown," Castles says. This location makes Onion Creek popular with many employees for companies based in the eastern extents of Austin, like the Tesla Gigafactory or the Austin-Bergstrom International Airport. But the location also makes Onion Creek a car-dependent community, as there is no public transit within the neighborhood. Southpark Meadows is the furthest south that CapMetro bus service extends, so residents typically head there to catch a ride.
A history of major flooding
Onion Creek is one of Austin's most flood-prone waterways, and it has been for as long as people have lived along its banks. Flood zones follow the creek's entire 79-mile course, from its headwaters near Johnson City all the way to the Colorado River. For decades, there have been numerous flash floods in the neighborhood and all along the creek, most of which occurred due to heavy rainfall. Following recommendations made by the Army Corps of Engineers, since 2000, Austin voters have repeatedly approved municipal bonds to raze hundreds of affected homes along the creek.
