Rows of townhouses built in the late 1800s and early 1900s give Bolton Hill a strong Victorian-era feel. Serving as home to many notable figures, including Woodrow Wilson and F. Scott Fitzgerald, historic residences are marked with blue informational plaques. Add in a mix of contemporary structures and Bolton Hill now makes for an eclectic place to live north of downtown. “Bolton Hill is a wonderful, warm space. The community is very active and hands-on,” says Jake Boone, a Bolton Hill local who has lived there for about 37 years. He’s also a Realtor with Berkshire Hathaway | Homesale Realty and is always ready to help newcomers learn more about the neighborhood. “There are some nice green spaces and parks and a few restaurants here – CookHouse is great, and On the Hill Cafe is wonderful. The neighborhood is also conveniently located to the train station and the airport.” The average home price here is about $500,000, which is much higher than in neighboring areas such as Madison Park, Station North and Mid-Town Belvedere. The Maryland Institute College of Art (MICA) campus is on the east side of the neighborhood, so locals and students alike mingle at nearby cafes, restaurants and bars. Several pocket parks and Sumpter Park make for green escapes in the city, and students attend schools within the Baltimore City Public Schools system, graded an overall C-plus on Niche.

Sumpter Park summer concerts and outdoor recreation
The Bolton Hill Garden Club often gathers at one of the parks around town for plant swaps and garden shed sales. Fitzgerald Park on Wilson Street has a few benches and shady trees to relax under, while Rutter’s Mill Park is a small cobblestone space with several native plants and trees. “You’ve also got the swim and tennis club,” Boone says. “It’s really popular year-round for the kids because of the playground, and when the clubhouse opens from Memorial Day to Labor Day, it’s a great little oasis.” Sumpter Park was named to honor Arnold E. Sumpter, a beloved sports coach at the Murphy Home Recreation Center in the 1960s. It had once been part of Baltimore’s first professional baseball field, Madison Avenue Grounds, and is now the largest park in Bolton Hill. Today, it’s a space for pickup soccer games and summer concerts, with a playground for families and bocce ball courts for friendly competitions.

Classic and modern Baltimore rowhouses for growing families
The area’s architecture spans from the mid 19th century to the present day, with buildings like the Corpus Christi Church from 1891 lending some ambiance ot the area. Most of the housing here consists of classic and modern interpretations of rowhouses that give residents plenty of places to call home. “People often move here for the history, and there’s an abundance of architectural detail. You don’t find that scale of detail and general ambiance just anywhere,” Boone says. He mentions there is a large influx of young families moving in, which is refreshing for the community. “And when families start to grow, people will move from a smaller house in Bolton Hill to a larger one nearby because they don’t want to leave the neighborhood. There are all sorts of options to upsize or downsize here." Buyers can choose from traditional three and four-storied red brick or brownstone builds with marble and granite accents. Homes often share walls and have street parking, but the large windows let in natural light and beautiful views of Baltimore. Many have charming details like white marble stoops, iron balconies, and ornamental detailing around the doors and windows. Rowhouse prices in Bolton Hill may range between $450,000 and $950,000.

Morning coffee at On the Hill Cafe and Mt Royal Tavern’s legacy
There are several little cafes and restaurants throughout the neighborhood where locals like to get together with family and friends. Mornings at On the Hill Cafe include farm-to-table sandwiches and fresh coffee. Opening at 6 p.m., CookHouse serves elegant dinners alongside unique crafted cocktails. Open until 2 a.m., Mt Royal Tavern is a cash-only dive bar with old school vibes, lovingly referred to by locals as the Dirt Church. The name comes from the ceiling, which is designed to be reminiscent of the ceiling at the Sistine Chapel. MICA students and residents alike will stop in for a Natty Boh (National Bohemian Beer) and then sit back, relax and enjoy the low-light ambiance. When running errands, locals can stop at the nearby Save A Lot and Walgreens or drive 2 miles north to get groceries at Giant or Mom’s Organic Market in Hamden.

70 years of the Festival on the Hill
Bolton Hill is a very active and engaged community, and according to a staff member at the Bolton Hill Community Association (BHCA), it’s not uncommon to have dozens of neighbors show up to the monthly meetings. The association hosts the Festival on the Hill event in October, which is very special to Bolton Hill residents and is coming up on its 70th year. “They close up four or five blocks throughout the neighborhood and vendors come in. It’s just a fun Saturday experience,” says Boone. “They have food trucks, live music and a dance area. There's lots of stuff for the kids to do, and there’s snowballs, oysters, beer and wine. It’s a huge block party and it’s really fun.” At Sumpter Park, residents can enjoy the BHCA’s organized summer concerts from July through September.
Commutes to downtown Baltimore and city bus and rail lines
Bordered by North Avenue, the Jones Falls Expressway and Eutaw Street, Bolton Hill has access to the city and the suburbs of Hampden and Roland Park to the north. Residents can get downtown by driving less than 2 miles down South Howard Street. There, they can access the University of Maryland Medical Center for checkups or emergencies. By going farther south, residents will reach the Baltimore/Washington International Thurgood Marshall Airport, which is about 11 miles from Bolton Hill. By using the rail or bus lines provided by the Maryland Transit Administration (MTA), MICA students and residents alike can get around the city without having to drive.

Baltimore City Public School programs
Grade school students can first attend Mount Royal Elementary/Middle School for kindergarten through eighth grade. Graded a B-minus on Niche, Mount Royal’s campus is right in the neighborhood and within walking distance of many homes. Students can then choose any high school within the district. Some may choose to go to Baltimore City College, graded an A-minus, which is the nation’s third-oldest public school. Bolton Hill residents also enjoy proximity to the Maryland Institute College of Art. Founded in 1825, the campus is the oldest independent college of art and design in the United States.
Located in Bolton Hill Mount Royal School serves students from Pre-K to the 8th grade.
Baltimore City College is a public high school that opened in 1839.

The people are generally friendly and say hi when you're out and about during the day. Some of the food options are really great, while others are okay, but none of them are terrible. I really wish there were more options in the immediate area, rather than most of a mile away.

Living in Bolton Hill has been a complete joy. Since we moved here from a busier part of the downtown Baltimore area, we have enjoyed quiet nights, lush tree-lined streets, and the convenience of being close to everything without having to live with the noise and traffic that comes with city living elsewhere. Our neighbors have been friendly and welcoming. We're so happy to be a part of this historic and diverse community.

Visibility of police is generally good, thanks to campus police from both MICA and UB being around. There is, however, a lot of crime, especially assault, robbery, and carjacking.
