A sense of community in a small east Baltimore neighborhood

The east Baltimore neighborhood of Bayview is hardly more than a few blocks of townhouses sitting in the shadow of the Johns Hopkins Bayview Medical Center. But from this perch, those who live here can experience much more than just a small slice of the city. It neighbors unique cultural districts like Greektown and Highlandtown and is within a few miles of nightlife destinations like Fells Point, Canton and the Inner Harbor. All the same, Bayview’s steady prices and close-knit residents lend it a sense of community that helps it to stand out. “There are a lot of families living there and a lot of people who have been there forever,” says Realtor Kelli Kulnich of the Kulnich Homes Team with Corner House Realty, who has over 10 years of experience in the area. “It’s a great sleeper community. I was literally there just last night, and it was delightful. Everything is decorated. Everyone is taking great care of the houses. There’s just a lot of positivity over there, and it’s really nice to see.”

Despite revitalization, prices are steady in Bayview

The Bayview neighborhood is made up of several rows of townhouses, a common sight in Baltimore. “The houses are a great size,” Kulnich says. “They’re all old-school brick row houses built between the 1940s and 1960s, all two-stories. Over time, some have been converted into apartments, so occasionally you’ll find units where the top and bottom floors are split.” Most homes have covered porches and sit on small lots, with green squares of front yard. Backyards usually only accommodate single-vehicle driveways, although some have small patches of lawn instead. While revitalization throughout the city has spurred interest in the community, residents have not had to increase their spending. “It hasn’t driven prices up, which is part of what makes Bayview such a great neighborhood for younger families and first-time buyers,” Kulnich adds. Homes here tend to cost anywhere from $175,000 to $265,000, depending on the status of any renovations and the number of bedrooms.

Public schools are supplemented by established faith-based alternatives

Children in Bayview are zoned to attend John Ruhrah Elementary/Middle School, which scores a C-minus from Niche. Alternatives for kindergarten through grade 6 include Clay Hill Public Charter School, which opened in 2021 and remains unranked by Niche as of 2024. From there, students may enroll at their choice of the city’s public high schools. Patterson High, rated C, is the closest, being within walking distance of nearly all homes in the neighborhood. Private faith-based options such as Archbishop Curley High and The Catholic High School of Baltimore are also nearby.

The interstates and Pulaski Highway provide quick access to Baltimore

Neighborhood residents are uniquely positioned to enjoy all that Baltimore has to offer. “Bayview has always been a fantastic commuter neighborhood,” Kulnich says. “It has great access to the interstate and the harbor tunnel, and Pulaski Highway is pretty close by as well.” Interstate 95 hems the community to the east, providing connections to the outlying counties. Interstate 895, which traces the western edge of the neighborhood, provides the most direct connection to Baltimore Washington International Airport, 12 miles south. The CityLink Orange bus line runs along Eastern Avenue to the south, bringing passengers to downtown Baltimore in under 50 minutes.

Canton, Fells Point and Greektown all neighbor Bayview

While there is no commercial footprint directly within the neighborhood, residents can simply cross Kane Street and pick up groceries at Savemart. The nearest Home Depot is just across Eastern Avenue, along with several fast-food restaurants. The neighborhood is also just 2 miles from The Shops at Canton Crossing. “In Canton, you have a Harris Teeter, a Target and even a Nordstrom Rack,” Kulnich says. “And all along Eastern Avenue you have the Greektown bodegas and tons of restaurants. Highlandtown isn’t too far either, and there’s plenty of Latin food there. You’ve really got all your shopping just a couple miles away.” Samos Restaurant in Greektown has been a city staple since 1977, and popular hangouts like Todd Conner’s in Fells Point are only 3 miles west.

Joseph E. Lee Park is within walking distance of all neighborhood homes

Joseph E. Lee Park is essentially Bayview’s collective backyard, sitting just across Pratt Street. Paved walking paths thread through this green space, connecting pedestrians to Bayview Hospital and Patterson High School. There are also several baseball diamonds, a pair of soccer fields, a small playground and a dog park. On the far side of Patterson High, golfers can practice their swing at the Bayview Golf Center driving range. The neighborhood is less than 2 miles from Patterson Park, which hosts festivals and live music throughout the year. In the summer, neighborhood children splash around in the Patterson Park public swimming pool. In the winter, folks can learn to ice skate at the Mimi DiPietro Family Skating Center.

Close to downtown and to the annual Greek Folk Festival

Bayview is a quick 4-mile trip from event venues like Power Plant Live and Pier Six Pavilion, where locals can catch live music year-round. Oriole Park at Camden Yards is 1 mile farther on, as is M&T Bank Stadium, home of the NFL’s Baltimore Ravens. Closer to home, folks can head to Greektown for the community’s annual Greek Folk Festival, held in and around St. Nicholas Greek Orthodox Church.
