Belleville’s character is the product of its location. An urban lifestyle filters in from Newark, the largest city in New Jersey, and the cosmopolitan streets of Manhattan are just 13 miles away. On the flip side, the Passaic River and Second River hug the neighborhood’s south and east borders, lending a tranquil, bucolic feel. The semi-suburban area has grown significantly in recent years, especially during the pandemic when New Yorkers sought out more space and privacy. This influx drove up Belleville’s median home price, but houses are still more affordable here than in Essex County as a whole. For homebuyers, the allure extends beyond the price tag. “Belleville has some great restaurants and nightlife, and you also have the big, beautiful Branch Brook Park, home to the nation’s largest collection of cherry blossoms,” says Matthew De Fede, Essex County-based broker and owner of Realty Executives Elite Homes. Continued growth, access to nature and proximity to urban areas make Belleville a popular destination.

Relatively low home prices and heightened interest
Most of the housing stock is single-family Colonials, though semi-attached duplexes and attached townhouses and rowhouses are also available. Compared to other Essex County neighborhoods, lot sizes are smaller, but they generally increase in size toward the north, farther away from the hubbub of Newark. There are a handful of condo and co-op communities with units in the $200,000 to $350,000 price range, but most homes on the market fall under $550,000 and the median price is $420,000. “It’s a great price point for first-time homebuyers and Belleville has more multi-family homes than neighboring areas,” De Fede says. Developers have also zeroed in on Belleville, fueling the housing market and adding large, luxury apartment rentals to the area.

Travel by train, bus or car
There are no train stops in Belleville proper, but the NJ Transit’s Newark Light Rail is available at the Branch Brook Park station to the south. The light rail runs to Newark Penn Station, where city commuters can catch the PATH train to downtown Manhattan in about 30 minutes or a NJ Transit train to Midtown Manhattan in about 20 minutes. Belleville has multiple bus stops for local travel, and drivers can reach the Garden State Parkway in under three miles.

The diverse community has access to global cuisine
Washington Avenue is Belleville’s main thoroughfare and home to many restaurants and shops. The two-mile stretch illustrates the gentrification occurring in the neighborhood, as more and more chains join local service shops and eateries. Locals can find various cuisines along the avenue from Japanese at Ninja Sushi and Portuguese at Solar Do Minho to Thai at Topaz and Italian at Alberto's Restaurant & Pizzeria, but there are also fast-food options like Taco Bell and Popeyes. Belleville also has a large selection of pubs, like The Whiskey Priest and JK's Boathouse Pub, which serve casual bar food and drinks late into the night. ShopRite is the main supermarket, but two others, Food Depot and Lidl, are stationed in the south.

A park known for its cherry blossoms, plus various athletic complexes
Part of Newark’s 360-acre Branch Brook Park extends into Belleville. As the first county park in the United States, the long, narrow green space is listed on the National Registers of Historic Places and boasts more than 5,200 Japanese cherry blossom trees. Every April, Essex County throws the Cherry Blossom Festival, a week-long celebration with bike races, a 10K run, live music, a makers’ market, community talks and more. Adjoining Branch Brook Park, Belleville Park offers sprawling lawns, wooded greenery, a ball field and a playground.
