Factoria is a Bellevue neighborhood full of inviting charm, where locals walk, bike and rollerblade throughout its peripheral tree-lined enclaves. Situated at the junction between Interstate 90 and Interstate 405, Factoria is a Bellevue neighborhood offering east access to storefronts and the water. Big box retailers and a handful of restaurants anchor the neighborhood’s streetscape, beyond which the two Interstates carry commuters in each cardinal direction. Multiple schools appear within its boundaries, giving students the option to bike to class depending on their block. Home buyers who have their eyes on Factoria can choose between a modest condo or a loftier single-family home on the water. “It’s the price tag,” says Designated Broker Cary Porter of Cascade Team Real Estate LLC. “People buy there because it’s inexpensive.”
Lower priced luxury homes
Architectural styles in Factoria vary widely. Home prices generally fall into two smaller categories: the more modest and centrally located single-family homes, and the loftily priced estates closer to the water. A two bedroom, 1,000-square-foot condo adjacent to the shopping center fetches between $350,000 and $500,000. The location is also conducive to commuting into nearby cities via the highways. As buyers look towards Factoria’s periphery, they will notice a substantial increase in price, stemming from spacious mid-century builds with expansive windows and unique floorplans. Due to their placement near the water, these larger and more luxurious homes sell for between $1.5 million and $2.8 million. “If the same waterfront homes were around the corner on Mercer Island, they’d sell for ten million instead of two million,” says Porter. Classic ramblers and colonials are also an option in this price range.

High marks for the Bellevue School District
Students in Factoria can attend class in the Bellevue School District, ranked number two in Washington by Niche. Newport Heights Elementary earns an impressive A from Niche and sits on the south end of the neighborhood. Tyee Middle School also earns an A. Newport Senior High receives an A-plus overall and ranks as the state’s second best public high school. Their Mandarin Dual Language Program is beneficial for students who want to become bicultural in addition to bilingual and biliterate.

Waterfront parks are a highlight of Factoria
Factoria residents are close to some of the area's most beautiful parks. Newcastle Beach Park is spacious and family-friendly, located on Lake Washington's shores. Its large playground, picnic area and sandy beach provide endless entertainment. Amateur anglers can try their luck for salmon and bass on the pier’s edge. Closer to the center of the neighborhood lies the Coal Creek Natural Area, the site of a nineteenth century mine shaft. Four and a half miles of trails with the occasional miniature waterfall wind through this once industrial spot. Central Factoria has ample shopping opportunities located just south of the Interstate 90 interchange. Three major areas form a right angle of big box department stores and small boutiques clustered together. Folks can grab their groceries from the Jing Jing Asian Market or stop into Target for some home goods. Factoria residents also benefit from a multicultural blend of restaurants. There are casual options like Mama's Kitchen, a homestyle Korean restaurant offering comfort food like kimchi soup and bibimbap, and Katsu Burger, a Japanese-inspired burger joint. Access to two interstates
Although most spots within the neighborhood are bikeable, driving a car is encouraged for getting to nearby areas. Factoria’s positioning at the crossroads of two major interstates makes Seattle just as accessible as nearby Bellevue and Issaquah. Commuters aren’t restricted be a lack of personal vehicle, thanks to the bus system. The King County Metro offers passengers a relatively streamlined route into nearby cities. During rush hour, a trip into Seattle with fewer than ten stops takes approximately 40 minutes. Issaquah takes roughly the same amount of time, and Bellevue is ten minutes less.
A short drive away from downtown Bellevue, Factoria is a convenient place to live.
