Quiet subdivisions near busy shopping centers comprise Boyd Acres
Boyd Acres is an expansive neighborhood on the northeast side of Bend. The Deschutes River rambles along to the west of Boyd Acres, and several expansive green spaces lend it a suburban, natural feel. Quiet streets form subdivisions on both sides of U.S. Route 97, which is lined with retailers and other businesses. “One of my favorite things about it is the proximity to so many different coffee shops and restaurants. It’s also super close to larger shopping centers with Target and Trader Joe’s,” says Haley Overton, a Realtor with Real Broker, who has about 15 years of experience. “It’s still tucked back in a quiet neighborhood.”
New Traditional homes with Craftsman touches come in a range of prices
Pine trees flank front yards with spacious driveways, while scarlet and gold leaves cover wide sidewalks come autumn in Boyd Acres. New Traditional homes from the late 1990s through the 2020s make up most of the area’s housing stock, often featuring Craftsman touches and back decks or patios. These homes fetch anywhere between $450,000 and $1.1 million, and the median single-family sales price across Boyd Acres in 2025 was $660,000. A handful of older, ranch-style homes from the 1970s are scattered throughout the community as well, ranging from $400,000 to $880,000. “It’s a more established area with great community,” says David Keyte, a primary broker with Bend Relo at eXp Realty. “There’s a lot of family vibes in Northeast Bend.”

Access to the Deschutes River, community parks and indoor recreation
The Deschutes River flows along the west side of Boyd Acres, and waterside paths in Sawyer Park connect to those that comprise the Deschutes River Trail, which stretches over 12 miles. “When they get on that river trail, they choose whether they go south to urban or northwest […] where it feels like you’re in the middle of 'Jurassic Park,'” Keyte says. Once a state park, Sawyer Park provides views of tumbling waters that constantly etch at the rocks strewn across the riverbed.
On the east side of the community, Rockridge Park has a nine-hole disc golf course, a bike skills course and a skatepark with a “lunar-scape;” while it’s rich in amenities, more than half of the park is natural space. Pine Nursery Park spans over 150 acres, including an off-leash dog area, an all-abilities playground and a fishing pond, among other amenities. While Bend is known for its outdoor recreation, the neighborhood has several options when it comes to indoor fun as well: Mountain Air Trampoline Park, The Circuit Bouldering Gym and Sun Mountain Fun Center, which offers bowling, go-karts, mini golf, laser tag and more.
Well-loved eateries and big-box stores near U.S. Routes 97 and 20
Target, Costco Wholesale and Trader Joe’s are clustered between United States Route 20 and US 97. To the south, the Bend River Promenade is home to Natural Grocers, Macy’s and T.J. Maxx, with a WinCo Foods nearby. A number of restaurants and taphouses are more east, one of the newest additions being Ballers & Brews. Two covered, heated pickleball courts are adjacent to a taphouse with a heated rooftop deck, and a food truck court. Post-pickleball fuel options range from bagels or Detroit-style pizza to Tex-Mex barbecue. Wild Roots Coffee House serves artisan coffee with latte art and local pastries in an airy, modern interior.
Various career technical education programs at Mountain View High
Children on the west side of the neighborhood may attend North Star Elementary School, while those on the east side may start their K-12 journeys at Lava Ridge Elementary School. Students from both may move forward to Sky View Middle School, with all three schools earning B-plus grades from Niche. Mountain View High School scores a B-minus, and it offers more than 20 Advanced Placement classes. Students can also choose from around eight career and technical education programs — including engineering technology, agricultural science, and digital arts — and join extracurricular clubs dedicated to horseback riding, alpine skiing, Nordic skiing and other interests.
Two U.S. routes link Boyd Acres to Bend and other destinations
US 97 and 20 both run through the center of the neighborhood, surrounded by commercial space. Both lead south toward downtown Bend, which is about 5 miles from north Boyd Acres. Two bus routes maintained by Cascades East Transit stop in the neighborhood, taking passengers downtown as well. US 97 continues north toward the Columbia River Gorge; before it hits the Columbia River, it passes by the Redmond Municipal Airport. Roughly 15 miles away, the airport offers direct flights to cities across the West. On the other hand, US 20 heads west toward Albany and the Oregon Coast.
