Set just southwest of Birmingham, the West End Manor neighborhood represents some of the least expensive housing in the region. And while the homes here often need some level of rejuvenation, the proximity to downtown could make the location ideal for investors and flippers in need of a quick morning commute. Sharing a border with Arlington-West End, the area's oldest neighborhood, West End Manor has a sense of history, with local examples of classic homes, milestone schools and community engagement.

Birmingham’s first school for Black students
Students can begin their education at Hemphill Elementary School, which scores a C-minus on Niche, before enrolling in Jones Valley Middle School, which scores a D-plus. From there, they can attend C-plus-rated A.H. Parker High School, initially founded in 1900 as Birmingham's first public school for Black students. "When this school first opened, it was the only four year diploma possibility for people of color in this city," says Barry McNealy, teacher at Parker High School. "When you have a history like that, you can build on that. You can inspire young people to know that they're part of a narrative that's larger than themselves.

Fixer-uppers southwest of Birmingham
West End Manor has little in the way of new construction, though renovations on neglected and historic homes are becoming more commonplace. Narrow sidewalks follow the streets of most of the residential zones, encouraging a sense of community and neighborly friendliness. Most homes have full front and back yards, and driveways aren't uncommon. Most homes are ranch-style or bungalows, with some split levels here and there. Real estate prices are lower than average for the area, but many homes will require considerable renovation. A fixer-upper ranch-style home can start in the mid-$70,000s, while fully renovated bungalows max out in the high $100,000s.
