Why people live in the Roselawn neighborhood
Roselawn is an older Cincinnati neighborhood experiencing gradual revitalization, supported by an active community council. Home prices are comparable to or relatively more affordable than those in surrounding neighborhoods. While local shopping options are limited, major retail and dining hubs are just minutes away in surrounding communities, like Norwood and Oakley. Bus routes and busy roads, including a major interstate, connect residents with downtown Cincinnati without bringing too much traffic to residential streets.

The community mainly has older single-family homes that have been renovated over time and apartments. Some rentals are age-restricted, like Roselawn Gardens Apartments and Hilcrest Elderly. Most single-family bungalows, colonials and ranch-style houses have two to four bedrooms and historic architecture, like Tudor half-timbering and sloping cottage roofs. New construction is rare, although one or two developments have come in in the past 20 years. "The average age of those houses is at least 50 to 60 years old, so a 15-year development is new, comparatively speaking," says Alfred Rosser, associate broker with ERA Real Solutions Realty, with experience in the area.
Prices range from the mid-$100,000s to the mid-$300,000s. Investment properties can cost between $90,000 and $130,000. Renovating a fixer-upper can mean saving on taxes through the city's residential tax abatement program. "It's an area where you get good value for your money," says Angela Quebman, Realtor with Keller Williams Advisors Realty. "It's an area of redevelopment, and you're starting to see the progress."

Community council supports the neighborhood's growth
The neighborhood owes most of its growth to the Roselawn Community Council. "It's a neighborhood of transitions," says Annie Ruth Napier, president of the Roselawn Community Council. "I've been here for over 30 years. I raised my kids here, and in that time, I've seen changes." The council is in charge of the neighborhood's beautification, organizing community clean-ups and landscaping projects. It also hosts events, like family picnics, youth workshops and celebrations like National Night Out.
Comparing Roselawn to nearby neighborhoods
Roselawn's housing styles and affordability are similar to neighboring areas, like Golf Manor and Bond Hill, but Bond Hill has more businesses. On the opposite side of Interstate 75, Carthage homes sell at lower prices but may need more renovation. Amberley homes cost at least double the price of Roselawn homes.
Cincinnati school options for local students
Roselawn is part of the Cincinnati City School District, which offers open enrollment, meaning students can apply to any school within the district. This includes magnet schools, like the highly rated School for Creative & Performing Arts. Kindergarten through 12th-grade students explore programs in creative writing, dance, musical theatre and art.
Walnuts Hills High School was named a National Blue Ribbon School.
Saints Peter and Paul Academy is a private, Catholic school near Roselawn.
The Academy of Multilingual Immersion Studies is centered around Spanish immersion.

Easy highway access without too much traffic
Metro bus routes are along East Seymour Avenue and Reading Road. However, most people drive to get around. Highway 42 and Interstate 75 are straight shots to downtown Cincinnati, about 9 miles away. East Seymour Avenue connects to Norwood's shopping districts.
Rosser says Roselawn sees much less traffic than the surrounding neighborhoods. "There are more dead-end streets and residential pockets that are off the beaten path," Rosser says. "I think that's what attracts people to Roselawn, since there are more cut-through streets in Bond Hill."
Roselawn residents are only a short drive from downtown Cincinnati.
Plenty of Metro buses stop by to pick up residents.

Nearby neighborhoods are also retail hubs
Roselawn has a small business district along Reading Road, but the neighborhood lacks major retailers overall. "People go to neighboring areas to shop, like Pleasant Ridge, Norwood, Oakley and Hyde Park," Rosser says. In these shopping hubs, you can find everything from supermarkets and brand name stores to highly rated restaurants, like:
Agave & Rye Rookwood, a taco spot with weekly specials, arcade games and outdoor seating
Taste of Belgium, a European-inspired local chain serving brunch and all you can eat seafood

What to know about safety in Roselawn
The area has a CAP Index Crime Score of 6 out of 10, higher than the national average of 4. While crime is a consideration for the area, Rosser says that the neighborhood is not defined by it. "There is some of that in the area, but there are also residential pockets where you don't have any issues," Rosser says. "It's like many urban areas where it depends on where you go. There are pockets with issues, but then you can go two streets over and it's a whole different thing."
