Surrounded by grasslands and dotted with lakes, Gunbarrel is an established community just 7 miles northeast of Boulder with subdivisions comprised of spacious homes. The neighborhood has a mix of people – there are the original community members who moved to Gunbarrel to work for IBM in the 1970s, and others who commute into Boulder. “The lifestyle is fantastic. It’s really easy and convenient to get into Boulder, but Gunbarrel also has its own amenities,” says Realtor Kelly McCallister with 8z Real Estate. Between the natural areas and beautiful parks, there are plenty of opportunities for outdoor recreation, and the walkable streets make it easy to get around.

Subdivisions of single-family homes
Gunbarrel’s residential streets branch off into dozens of cul-de-sacs, which are maintained by various homeowners associations. Contemporary multi-story homes are popular and share features such as stone accents, small front porches and gabled roofs. There are also split-level homes in the neighborhood. Most properties range from 2,000 to 4,000 square feet and cost anywhere between $800,000 and $1.5 million. These multilevel homes come with attached garages and concrete driveways. Subdivisions that border the Twin Lakes or the Boulder Country Club have large estates with unique architecture that cost $1.8 million to $4.7 million, depending on acreage. “People love it there because it has a resort-like feel,” McCallister says. “It’s a tucked-in community that’s great for walks, and they have access to the golf course.” For alternative housing options, modern condominiums in the area will go for $350,000 to $500,000 for 700 to 1,000 square feet. These units are often located in a condo community that comes with amenities such as parks, tennis courts and pools. McCallister continues, “There have been quite a few new builds that are multifamily, but traditionally, the area is mostly single-family homes that are a bit older.”

Hiking, biking and enjoying neighborhood parks
Community parks and open spaces provide plenty of outdoor recreation opportunities. Gunbarrel Ranch is an open space with miles of rolling prairie grasslands and wildlife habitats. Visitors can go hiking or horseback riding along the Gunbarrel Hill Trail. Additionally, the Twin Lakes Open Space has a dirt path that loops around both lakes. Fishing is allowed on the water and birdwatching is popular with all the waterfowl. “There are quite a few walking and biking trails in the area,” McCallister says. “There’s a large cycling community in Boulder County, and Gunbarrel is a nice area to be able to get out on your bike and hit the trails.” Additionally, the neighborhood has several pocket parks that are open to the public but maintained by various homeowners associations. Gunbarrel Commons Park has a playground and grassy fields for playing with pups. Other parks include Gunbarrel North Park and Gunbarrel Estates Park. Central to the neighborhood, Boulder Country Club is a private organization that provides its members with a golf course, racquet sports, like tennis, and fine dining – all with a beautiful mountain view of the Rockies to the west.

Boulder schools with quality programs
Families living in Gunbarrel can send their children to schools within either the Boulder Valley School District or the St. Vrain Valley School District. Heatherwood Elementary School maintains an A-minus grade by Niche and creates personal learning plans for its gifted students. From there, kids can attend Sunset Middle School, with its B-minus and International Baccalaureate (IB) Middle Years Programme. Centaurus High School receives an A grade and offers its own IB program. Students can earn industry certifications and experience work-based learning through Centaurus’ Career and Technical Education program. “We are blessed by the competitive nature of the schools. They all want to be pillars of the community,” McCallister says. Additionally, Gunbarrel has several private schools in the neighborhood, including Boulder Country Day School and Dawson School.

Unique shops and local restaurants
Since Gunbarrel is primarily residential, most opportunities for shopping and dining can be found on the east side, closer to Diagonal Highway. Gunbarrel Shopping Center has a King Soopers and is surrounded by strip malls with eclectic shops and restaurants. Cyclists can buy premium bikes from Wove Bike, and naturalists can find supplies for hydroponics at Way to Grow. Across the street, Café Blue serves sandwiches and wraps. For something more upscale, Apertivo is a restaurant specializing in global fusion dishes with craft cocktails. There are also several coffee shops in the area and breweries for a relaxing beverage. Avery Brewing Company is further down on 63rd Street near the Twin Lakes.

Traveling in and around Gunbarrel
With its wide streets and multiple walking paths, Gunbarrel is both pedestrian- and biker-friendly. However, most people prefer driving their own vehicles for daily commutes. Colorado State Highway 119, also known as Diagonal Highway, cuts across the western edge of the neighborhood heading into Boulder or north to Longmont. For public transportation, the local bus services have stops along 63rd Street, Lookout Road and Spine Road. The Boulder Municipal Airport is a little over 5 miles away but only provides private charter flights. For commercial flights, the Denver International Airport is just over an hour away via Extension 470, also known as the Northwest Parkway.
