A historic residential neighborhood with many rental buildings
Mott Haven has largely been shaped by its real estate, namely the 2002 conversion of a former piano factory into luxury lofts. The Clocktower – 90 rentals housed inside a former industrial building – was the first development of many to come. After the building’s success, the same developer, Carnegie Management, built a 6-story, 130-unit rental building with an indoor pool and fitness center – just around the block. Building by building, conversion and new construction, Mott Haven became today's charming, largely residential neighborhood. Nearly 60% of the area comprises rental buildings; there are 165 in Mott Haven, 17 of them being new, high-rise luxury buildings. Here, historic row houses are flanked by cafes, boutique fitness studios and trendy restaurants. “In my opinion, Mott Haven is the most up-and-coming neighborhood in New York,” says Levy Tewel, founder of The Tewel Team at Corcoran with over 1,500 transactions over the past 13 years. “It’s like Williamsburg 2.0. There’s a very similar transformation in Mott Haven: the waterfront, proximity to the city and many former industrial buildings being converted into luxury rentals.”

Predominantly renovated condos with some townhouses sprinkled throughout
There is a limited inventory of for-sale properties in Mott Haven at any time. Depending on the amenities and whether it was renovated, a multi-family townhome with 3-plus bedrooms could fetch between $700,000 and $1.1 million. Meanwhile, a 1-bedroom condo in a refurbished or new building with amenities like a patio deck could list for between $550,000 and $700,000. There are unique opportunities, like a 3-bedroom unit in a boutique condominium like Bronx Bricks, which could cost $850,000 to $1.2 million, depending on the building and location. Conversely, there is a surplus of apartments to rent. With 94% of residents renting, many developers have answered with mid-range renovated apartments and many new, high-rise luxury buildings, including The Maven, The Motto and Third at Bankside. Market rate apartments start at $2,000.

Three historic districts and a new waterfront development
Mott Haven has three of the Bronx’s 11 historic districts, highlighting the neighborhood’s most attractive architecture: charming blocks of 19th-century row houses. All three districts – Mott Haven Historic District, Mott Haven East Historic District and Bertine Block Historic District – comprise handsome brick-clad structures in the oldest settled areas of the Bronx. As the first borough to develop row houses, these historic properties built between the early 1860s through 1920s signify the architectural importance of the area. With the bulk being designed in the last quarter of the 19th century, buildings in the historic district include fine examples of neo-Grec, Queen Anne, Renaissance-inspired, and Flemish Revival design. These examples highlight the stylistic trends in residential architecture in New York City in the final decades of the nineteenth century. “Mott Haven’s Historic Districts remain a vibrant residential enclave dating to the region's original phase of urban development," says Katherine E. Khan, Associate Landmarks Preservationist at the New York City Landmarks Preservation Commission.
Meanwhile, along the Harlem River waterfront, a massive new development is rapidly underway. Under the management of Brookfield Properties, the 4.3-acre site dubbed “Bankside” comprises seven mixed-use towers located on either side of the Third Avenue Bridge; the $950-million investment will introduce more than 1,350 apartments with a massive ground-floor retail program. While construction is still underway, Third at Bankside, along the north end of the bridge, was recently completed, offering 450 luxury rental apartments. While the southside of the bridge is still being developed, the area is rapidly undergoing a transformation spearheaded by the new 34,000-square-foot park beside the Harlem River.

Limited restaurants with a few local gems, including Chocobar Cortés
The neighborhood isn’t exactly known for its restaurants and shops because of limited options. Of those that exist, they are standout gems known to locals and the greater community of New York City’s five boroughs. Chocobar Cortés, a 92-year-old family-owned chocolate maker from Puerto Rico, serves chocolate in pleasantly surprising and often innovative ways. The Lit. Bar is the borough's only independent bookstore and wine bar. Its book-lined walls feature imaginative wall art, including a large tree in the children’s section. Mottley Kitchen serves coffee, pastries, breakfast and lunch in a cozy ambiance. Charlies Bar & Kitchen – located in the lobby of the historic landmark building, the Clock Tower – seamlessly blends Latin and Southern influences, using farm-fresh, sustainable ingredients from local purveyors. For groceries, residents have a handful of options in the neighborhood, including CTown, Bravo and Met Foods.

Stroll through multiple green spaces, including Mill Pond Park
Fun fact: the Bronx has the highest percentage of land dedicated to parks of all NYC boroughs. In Mott Haven, St. Mary’s Park offers a variety of recreational activities where residents can shoot hoops with friends, enjoy the running track, play handball, or catch a game at the baseball diamond. The park also has a rec center that hosts education and sports programs, including dance classes for all ages 12. Pulaski Park, just a few blocks from Mott Haven, offers various activities, from rock concerts to art fairs and sporting events. Mill Pond Park is a waterfront green space located on a 15-acre riverfront site on the Harlem River, formerly occupied by the Bronx Terminal Market. It is one of several replacement parks and recreational facilities within the Yankee Stadium Redevelopment Program. Among the park’s renovated amenities are the tennis courts, the LEED-certified Power House rec building and the beach and dining areas.

Just one stop on the subway from Manhattan
Mott Haven is one stop from Manhattan and a 6-mile drive to La Guardia Airport. The 6 train serves the three subway stations along the East 138th Street corridor, while the 2, 4, and 5 trains stop at the two stations along East 149th Street.

Higher crime rates than other Bronx neighborhoods
Statistically speaking, the Bronx is the most dangerous New York City borough. The Bronx has the city’s highest serious and violent crime rate: “The serious crime rate, including property and violent crime types, was 20.0 serious crimes per 1,000 residents in 2023, compared to 14.2 serious crimes per 1,000 residents citywide.” Compared to other Bronc neighborhoods like Riverdale, Mott Heaven has higher crime rates. It should be noted that this borough, statistically, has a higher poverty rate: The median household income in 2022 was $47,260, about 39% less than citywide median household income ($77,550). The poverty rate in The Bronx was 27.7% in 2022 compared to 18.3% citywide. According to Frank Franz, founder of the Belmont Business Improvement District (the neighborhood known as Bronx's "Little Italy") and life-long Bronx resident, crime rate is improving in recent years with the new development along the waterfront: "It has come a long way," he says. "Crime is as safe here is any other place in the city."
