Coolidge Corner is both an urban cultural center and a peaceful, family-friendly community in the heart of Brookline, a charming New England town abutting Boston. People here are often out reading on park benches or walking to nearby markets, independent stores or yoga studios. Area children attend highly rated schools and play at neighborhood parks and sports fields. Located alongside the tree-lined sidewalks are popular kosher and Asian eateries, outdoor cafes and anchoring establishments such as the Coolidge Theater and the Brookline Booksmith. “What drives people here are the restaurants and the bars and the shops, and the closeness to Boston and all the hospitals and Longwood,” says Ryan McCormick, a Realtor and manager with Metro Realty Corporation who’s been selling here for nine years. “I’d say it’s the most in-demand place in Brookline because you’re close to the city but at the same time, you’re living in a suburb.” Another real estate professional and Brookline native, Vena Priestly at Rise Realty, says, “Everyone here is friendly and kind. Members of the community care about the integrity of the town and about helping others. There is a lot of support for local shops and businesses, and many people do community service and volunteer at the senior center.”

Gardening at The Florida Ruffin Ridley School
The Public Schools of Brookline has an overall A-plus Niche score and is ranked the No. 2 best school district in Massachusetts. “Brookline’s public school system has a very good model,” says Joan Solomont, a Brookline resident and Realtor at Coldwell Banker Realty – Brookline with 17 years of experience. “All the elementary schools are K through 8 and feed into one high school, which creates consistency for students—both academically and socially.”
Students may begin at the A-rated Florida Ruffin Ridley School, which changed its name in 2020 from the Coolidge Corner School. Teachers, parents and students maintain a school garden that helps students learn about the environment and sourcing local food. Lawrence School, another K-8 academy, has an A-plus grade and provides students with after-school enrichment programs, visual art classes and sports. Brookline High School has an A-plus and earns Niche’s recognition as the best public high school in Norfolk County and the fifth best in the state. There are also several private schools in the area, including Meridian Academy, a sixth through 12th grade school with an A-plus rating. Boston University and Emmanuel College have campuses about 1 mile away, and Harvard University and the Massachusetts Institute of Technology are right across the Charles River in Cambridge.

Griggs Park is puppy paradise
The community also has many well-maintained public green spaces and recreational programs. “It’s a wonderful place to bring up a family,” Solomont says. “You are almost never more than five minutes away from a playground or a park.” Amory Playground has tennis courts, athletic fields and a pond that’s frequented by herons and ducks. Griggs Park, a circular park set on former wetlands, is home to weeping willows, walking paths and an off-leash area for pets. Winthrop Square has a large playground and a rose garden. Longwood Playground offers additional sports facilities and play equipment, and pocket parks are also scattered throughout the community. “Brookline has a very special youth sports program that has just about every sport,” Solomont says. “It really adds to the spirit of being part of the town.”

Historic homes on walkable streets
Despite being an urban district, Coolidge Corner has retained its residential character. “It gets very quiet at night here,” Priestly says. “You can literally hear crickets chirping.” Tree-shaded sidewalks line the streets, making the entire neighborhood easily walkable. Area homes, many of which are units within Victorian-era and brick rowhouses, have details like intricate brickwork, mansard roofs, elaborate stoops and rounded exteriors. There is also a smaller selection of multi-family and single-family houses in Queen Anne and Colonial-inspired styles. One-bedroom condos start around $500,000, and those with four bedrooms or more can fetch anywhere between $2 million and over $4 million. Multi-unit dwellings such as duplexes may be priced from $2 to $3 million, and stately single-family residences are usually between $1.5 million and $4.5 million.
“I think of Brookline as an older community with a facelift,” Priestly says. “The old structures of these historic homes are well-kept, but many properties have been renovated on the inside with stained glass windows, cufflink ceilings, recessed lighting and modern amenities.” Yard sizes are on the smaller end, with a median of about 6,000 square feet. The town also does not allow for overnight street parking, and residents have to park in their own driveways or in one of the parking garages around town. The housing market here ebbs and flows with the seasons. “It’s very cyclical,” McCormick says. “In Boston, especially in Brookline, medical residents get assigned on March 15th through the 20th, so that’s when the season kicks off. If it’s priced right and it’s in the right location and it’s the right time of year, usually it’ll sell in under a week.”

Brookline Booksmith, Ganko Ittetsu Ramen
Coolidge Corner is home to a variety of shops, restaurants and food markets. Grocery store options include Trader Joe’s and Stop & Shop, as well as specialty markets like Maruichi Japanese Food & Deli and an H Mart. On Thursdays from June to November, people can shop for locally grown produce at Brookline’s farmers market. Also known as a small mecca for both kosher and Asian cuisine, the neighborhood has dozens of restaurants along Harvard and Beacon streets. Zaftigs Delicatessen and Pure Cold Press are some of the more popular Jewish establishments. FuGaKyu offers elevated Japanese fare in a chic setting, and Ganko Ittetsu Ramen has Sapporo-style ramen. The community also has cafes and independent stores, including Party Favors, which sells cakes and party supplies, and the Brookline Booksmith, the town’s independent bookstore for more than 40 years.

Celebrating the tight-knit community on Brookline Day
One of the town’s biggest festivals is Brookline Day, which celebrates the community with live performances, inflatable rides, games, face painting and local food vendors. Other events include the Juneteenth celebration, the annual Porchfest and a pumpkin festival. “There’s also the Boston Marathon,” Solomont says. “Runners come down Beacon Street and it’s definitely the biggest event in the greater Boston area.” The Coolidge Theater, which first opened its doors in 1933, continues to be a relevant art venue for the community, providing fans with international, animated and independent films.

Green Line to Downtown Boston
The neighborhood is pedestrian and cyclist-friendly, and people can easily access the MBTA Green Line T service for downtown Boston at Coolidge Corner Station. Drivers are about 5 miles from the capital city's downtown, and the Boston Logan International Airport is about 7 miles east via the community’s main thoroughfare, Beacon Street.
