Crown Heights is the kind of cultural mash-up only possible in New York City, with a mix of West Indian and Hasidic Jewish populations, as well as an influx of newcomers. Known for its architecturally-diverse brownstones and proximity to Brooklyn’s best parks and museums, Crown Heights is currently experiencing a real estate boom. “Crown Heights is massive. It’s the price point here that brings people in, but it's also a really good location. It’s near multiple parks, including Prospect Park, and there’s a big sense of community here,” says Mark Martov, a licensed real estate agent with Corcoran Group. “Plus the condo market has just taken off by leaps and bounds, with a ton of new developments,” he adds. And by sharing borders with trendy Prospect Heights and Clinton Hill, coupled with the influx of trendy new restaurants and bars along Franklin Avenue, even loyal Manhattanites are eager to get in.

More space for much less in a range of architectural styles
You definitely get more bang for your buck compared to nearby neighborhoods, as well as more available inventory. “If you’re looking for more space, this is the neighborhood to get that. Brooklyn Avenue in particular has very big homes with much bigger lot sizes,” says Martov. At the low end, buyers may find a one-bedroom, prewar co-op for around $280,000, but the median price is $512,500. Two-bedrooms average around $675,000, but renovated condos and townhomes easily extend to $1.3 million and up. Multifamily and single-family brownstones start around $1.5 million. “Towards Weeksville, you can get a pretty good house for $800,000,” says Martov. In the Crown Heights Historic District, residents will find an impressive range of architectural styles, including Renaissance Revival, Tudor-Style, Queen Anne and Greek Revival properties.
