A convenient and affordable suburb south of Baltimore
With an essential shopping corridor and major highways, Brooklyn Park brims with convenience on the south end of Baltimore. The suburb is also near the Baltimore/Washington International Thurgood Marshall Airport and the Curtis Bay industrial area on the Patapsco River. But despite this bustling location, Brooklyn Park, home to nearly 16,000 residents, is still family-friendly. “It’s the ideal place for first-time homebuyers and young families who want to move out of the city,” says Marsha Wise, a Realtor with Berkshire Hathaway PenFed Realty who has sold homes in the area for over 50 years. “The houses are on the smaller and more affordable side, and it takes less than 30 minutes to drive into Baltimore.”

Houses cost less than the national median
Most of Brooklyn Park was developed between the 1920s and ‘50s. Bungalows, Cape Cod cottages and ranch-style houses are all common here. Some townhouses were built between the 2010s and 2020s. The median price of a townhouse is around $220,000, while the median price of a single-family home is about $339,000. Both prices are lower than the national median. Brooklyn Park is near the Patapsco River, so the community is in a flood zone, and some homeowners may need flood insurance.
According to 2024 data from the Maryland Department of State Police, Anne Arundel County has a slightly higher violent crime rate and a slightly lower property crime rate compared to state figures.

Interstate 695 and Interstate 895 surround Brooklyn Park
The Baltimore/Washington International Thurgood Marshall Airport is less than 5 miles south of Brooklyn Park. Brooklyn Park is in the Maryland Department of Transportation’s Airport Noise Zone, meaning flight paths go over the neighborhood, and locals often hear plane noise.
Downtown Baltimore is a less than 6-mile drive north on South Hanover Street. Interstate 695, locally called the Baltimore Beltway, is in the southern part of the community, and Interstate 895 is to the north. Wise warns that traffic regularly backs up since the beltway’s Francis Scott Key Bridge collapsed in 2024. “People used to drive through [I-695’s] tunnels and across the bridge to get over the [Patapsco] River,” she says. “But since the bridge collapsed, the tunnels are the only option. Traffic is really congested during rush hour, especially around Brooklyn Park because it's just a couple miles from the tunnel's entrance.” A few Light RailLink stations are on the west side of town. They follow the Hunt Valley-BWI Marshall Line, reaching the airport and downtown Baltimore in under 30 minutes. Arundel County bus stops offer rides to light rail stations and downtown. MedStar Harbor Hospital is less than 2 miles north. A 47-mile drive southwest on Interstate 97 and U.S. Route 50 leads to Washington, D.C.

Shopping on Ritchie Highway
Strip malls with big-box retailers and chain restaurants line state Route 2, Brooklyn Park’s central thoroughfare that’s locally known as Ritchie Highway. “When people say they’re ‘going on Ritchie Highway,’ it means they’re going shopping. The street is known as a really busy shopping corridor,” Wise says. Arundel Mills, Maryland’s largest mall, is 10 miles southwest.

The nearby CSX coal terminal is an ongoing concern
On Brooklyn Park’s eastern edge, the Curtis Bay industrial park is home to a freight railroad and an open-air coal terminal, both operated by CSX. A 2024 study done by Johns Hopkins University determined high levels of coal dust in communities surrounding the facility. Local health and environmental activist groups are working to shut the plant down, citing possible respiratory issues and the pollution of the Patapsco River as major concerns.

Youth sports at Brooklyn Park and a festival at Chesapeake Arts Center
The community is home to a few cemeteries and neighborhood green spaces, like Brooklyn Park, where youth leagues play softball, baseball and soccer games. Farring-Baybrook Park, on the east side of town, is the biggest park in South Baltimore. Its rolling landscape overlooks downtown Baltimore’s skyline and has an indoor soccer complex, a playground and more sports facilities. A few fishing piers and waterfront hiking trails are north of the community along the Patapsco River. Southwest Area Park, less than 5 miles north, has the waterway’s only public boat ramp. Several marinas and boat clubs are within 20 miles of Brooklyn Park.
Brooklyn Park’s indoor recreation spaces include Bingo World & Bet Rivers Sportsbook, Maryland’s first non-casino sportsbook. The 58,000-square-foot Chesapeake Arts Center hosts children's music classes, ceramic workshops and plays. Live music and local creators celebrate the center’s Arts in the Park festival every October.

One of the first historically African American communities to be established in the greater Baltimore area, the neighborhood of Pumphrey, Maryland, was founded in 1832. Taking its name from the nearby Baltimore & Annapolis Railroad’s Pumphrey Station, today, Pumphrey has evolved from a rural landscape to a populated residential community. Nestled between the neighborhoods of Brooklyn Park and Linthicum, Pumphrey also shares a border with the Patapsco River. "Pumphrey is one of those pocket neighborhoods in Baltimore that is small and very close knit," explains Frederick Golding Realtor with RE/MAX. "People tend to stay a really long time and homes get passed down from generation to generation."
Comprised of detached single-family homes situated along Belle Grove Road, the neighborhood mostly has older 1950s-style homes. Choose from cozy cottages, split-levels, Cape Cods and ranch-styles, as well as a few newer Traditional builds. For alternative housing options, townhouse and mobile estate communities can also be found here. While the median housing cost is $330,000, prices fluctuate from around $250,000 to over $500,000 depending on home size, style and location. Homes with direct river-front views trend toward higher price points, and it's not uncommon to see residents fishing alongside the riverbanks.
One of the best things about living in Pumphrey is its proximity to all things transit. With direct access to I-695 and I-295, and its very own Light Rail stop right off Nursery Road, residents of Pumphrey can get to and from Baltimore City and the surrounding suburbs with ease. Plus, with the Baltimore Washington International Airport (BWI) right next door, residents no longer have to worry about long rides to the airport. Instead, arrive at the airport in less than 15 minutes. And for those who prefer the train, BWI also includes a MARC/AMTRAK station for commuting to and from Washington D.C.
For on-the-go needs, residents will find fast food options, gas stations and casual eateries at the intersection of B&A Boulevard and Belle Grove Road. Folks can grab a burger from Checkers or pick up some breakfast sweets at Dunkin Donuts. For groceries, there's the local Ferndale Food Lion. Or for a broader selection of retailers, Glen Burnie has two shopping plazas. Located on Ritchie Highway, these shopping centers feature big box stores like Target, Lowes and Big Lots, as well as a Giant Food grocery store.
Students in Pumphrey attend Anne Arundel County Public Schools, like Overlook Elementary School, named for its location “overlooking” Baltimore City. Serving nearly 400 students from pre-kindergarten through fifth grades, this school earns a C-plus rating from Niche and implements the Triple E—or Enhancing Elementary Excellence—program, which centers on children working collaboratively to ask questions and solve problems creatively across a range of subjects. From there, students can attend Lindale Middle School, which earns a B-minus, and North County High, which earns a B.
Near Overlook Elementary is also Overlook Park, featuring a playground, baseball fields and tennis and basketball courts. Visitors can climb to the top of the park's hill and take in some stellar views of the Baltimore city skyline. Locals recommend visiting at sunset or when there’s a fireworks display for some unique views.
