When it comes to Bryan's North Garden Acres neighborhood, convenience pairs with spacious living. The neighborhood is a few miles from Texas A&M University, which is a draw for those looking to be close to almost everything that the sister cities of College Station and Bryan have to offer. "It's actually closer to the university than many other parts of College Station," says Jordan Kleckley, a broker associate with Brick and Parcel Real Estate Group who has lived in the area for over two decades. "One of the biggest things is its proximity to A&M. With that, you get proximity to restaurants and stores, and the fact that you get larger lots is really nice. You just have a little more elbow room there."
Ranch and traditional style homes on large lots
"Garden Acres is an older neighborhood, and the lot sizes are pretty big," Kleckley says. "If you're looking for those wood-frame type of homes, you'll get that there." Ranch homes built in the early 1960s with manicured lawns and towering mature trees are common. Prices typically range from $160,000 to $375,000, with homes on larger lots on the higher end of the spectrum.

North Garden Acres abuts Texas Avenue, one of the main thoroughfares in Bryan-College Station lined with shopping centers and restaurants. Going north on Texas Avenue leads to the Tejas Center, a shopping center with an H-E-B, department stores and restaurants. Residents can use Texas Avenue to get to historic downtown Bryan, about 3 miles away, and it's even closer to Texas A&M, about 2 miles away in neighboring College Station. The neighborhood is also a few miles from State Highway 6, and, as many residents in the sister cities will say, almost anything is about a 10-minute drive. There isn't much public transportation, so locals mostly drive to get around. CHI St. Joseph Health, which offers emergency care among other specialties, is about 2 miles away.
Pocket parks and Travis Bryan Midtown Park
Bryan has an abundance of green spaces, much of it within a mile of North Garden Acres, including Garden Acres Park, a pocket park with an open field. Tanglewood Park has pavilions and grills that residents use for weekend barbecues, plus a playground and splash pad. Travis Bryan Midtown Park is also a couple miles down the road. The massive recreational complex has a Topgolf, indoor and outdoor baseball and softball facilities, and other event spaces.
Midtown Park is a growing entertainment and event destination near North Garden Acres.

Dual-language program at Bryan High School
North Garden Acres is part of the Bryan Independent School District. Students might start at Ross Elementary School, which has a B-minus Niche grade. Fifth and sixth graders head to C-minus-rated Jane Long Intermediate School, followed by C-plus-rated Stephen F. Austin Middle School for seventh and eighth grade. B-rated Bryan High School offers a dual language program for its student body as well as several career and technical education programs.
