Residential community anchored by the University of Buffalo
Bordered by the South Campus of the University at Buffalo, University District blends residential calm with quick city convenience. Only 5 miles northeast of downtown Buffalo, those living in University District are but a few metro or bus stops away from the city's core. Backboned by long-established local businesses, offering well-maintained green spaces and highly connected to popular Buffalo events, University District maintains a balancing act between the urban bustle and a slower pace. University students head to class while residents walk their dogs in the early morning hours, commuters heading into Buffalo from LaSalle Station for work while others simply bike to the college to clock in.
The charm of older homes and entry-level prices
Mainly residential, University District may be out of the main urban center but still bustles with life. Residents bike to the closest grocery store, and warm evenings find them sitting out on their porches. This area is where vintage architecture reigns supreme, with many homes built in the early to mid-20th century. Most common are the ever-elegant Craftsman style and compact bungalows, many of which have been restored, enjoying fresh pops of paint and contemporary window installments. "It's building up a little, but the older homes give it a charm. New construction in Buffalo is pretty rare," says Maureen Flavin, a Realtor with Howard Hanna who's been selling Buffalo properties for 30 years. "Properties usually sell close to the asking price, and smaller units start around $120,000. There's not a huge range – it's more affordable than other areas around it."
The average home sales price in University District is slightly down by one percent.
