Art Deco style in Brighton Beach

Located in the heart of the popular Brighton Beach neighborhood, the co-op at 1150 Brighton Beach Ave. is a prewar building oozing with Art Deco charm. It’s also just one block from the famous Coney Island boardwalk. Built in 1935, there are 159 residences in the six-story building. The midrise features a taupe brick exterior flanked by two lamp posts at the entryway. Wrought iron fences highlight the grassy landscape. Inside, the lobby and common areas feature Art Deco details, with geometric shapes and marble flooring in hues of mauve and green. Floor to ceiling mirrors encase the lobby, reflecting the geometric details of the 1930s.

Prewar interior details

Studio, one-bedroom and two-bedroom units of myriad sizes are available in the co-op and the pricing vary depending on the condition. Some recent sales include a 550-square-foot studio that sold for $237,000, a one-bedroom 783-square-foot unit at $299,000 and a 1,400-square-foot two-bedroom unit with two bathrooms for $570,000. The units have prewar features such as moldings, hardwood flooring and eat-in kitchens. Oversized windows let plenty of light into the units while offering a view of the neighborhood.

Generational living

A live-in superintendent is on site, and there are security cameras on every floor. There’s laundry access in the basement and a bike room, plus additional storage room facilities. The gym in the building features cardio and weight training equipment. Parking garage spaces are available for a fee and there’s also street parking. Brighton Beach has always been a Brooklyn-based enclave, meaning generations stay in the neighborhood, says Shaya Rosenberg, an associate broker at Twelve Stones Realty. It’s not trendy Williamsburg or downtown Brooklyn where there is high turnover, he adds. “A lot of Brighton Beach is more family-based,” Rosenberg says.

Brighton Beach and the Eastern European communities

The co-op is centrally located in Brighton Beach with convenient access to food shopping, restaurants and public transportation. NetCost Market Grocery Store is the closest market at 1029 Brighton Beach Ave. For fun ethnic eats, there’s LOFT by Hot Potato, an Eastern European restaurant on Oriental Boulevard, and Beyti Turkish Kebab for shawarma sandwiches and kebabs for $10 to $20. The main shopping drag is on Brighton Beach Avenue from Ocean Parkway to Brighton 15th Street. There, shoppers will see flea market type wares alongside Starbucks and KFC. The Brighton Beach Playground is on Brighton 2nd Street and Brightwater Court. Popular Manhattan Beach is also nearby. “Culturally, it’s very diverse,” Rosenberg says of Brighton Beach. There are areas of Brighton Beach that are very Eastern European, drawing Russian and Ukrainian immigrants, he observes. Brighton Beach, also known as Little Odessa, offers a unique blend of old-world heritage and tranquil ocean views. This South Brooklyn neighborhood is a melting pot of Eastern European and Russian culture. In addition, the neighborhood is known for “Brighton Beach Memoirs,” a semi-autobiographical play by Neil Simon that focuses on a Jewish teenager from a Polish immigrant family.

B and Q are the closest trains

Public transportation near the building includes the B and Q subway lines at Brighton Beach stop a quarter mile away, about 50 minutes to midtown Manhattan. The B1 and B68 bus lines operate on Brighton Beach Avenue. The Belt Parkway is nearby for travelling in and out of the borough.
