More accessible price points and inventory

Brighton Beach offers more available housing than Coney Island. Nearly all options for prospective homebuyers are high-rise condos or co-ops. “A ton of redevelopment is happening,” says Mark Martov, a licensed real estate salesperson with Corcoran Group. “After Hurricane Sandy, the neighborhood got upzoned, so things could be built higher.” Condos in postwar high-rise buildings can be found starting in the upper $200,000s, and newly renovated units in oceanfront towers typically start at around $1.3 million. The median price for a one-bedroom condo is typically in the upper $400,000s. Co-op apartments start in the upper $200,000s, though most listings fall between $500,000 and $600,000. Occasionally, single-family homes and townhouses enter the market, usually beginning at $1.2 million and above.

Eastern European dining and fresh produce

Brighton Beach’s immigrant demographic is celebrated through the area's lively assortment of Eastern European restaurants and fresh markets. “Brighton Beach is called Little Odessa because it’s very similar to Odessa, Ukraine,” says broker Olga Moldavsky of Re/max, an Odessa native who has lived in the area for over 20 years. “The neighborhood here is very diverse, very vibrant, bustling and dense. You get the Eastern European vibes through its food: pierogies, Ukrainian borscht, Georgian delicacies.” Brighton Avenue is the main destination for these diverse restaurants and eateries, of which Martov says many are mom-and-pop shops. “If you want authentic cuisine, two grandmas in a kitchen making your pierogi with love, it’s the place to go,” Martov says. Standouts of the neighborhood include:

  • Skovorodka, which serves Ukrainian borscht and pelmeni
  • Kashkar Café, a traditional Uzbek-Uyghur spot that serves lamb kebabs
  • Tatiana, a legendary Russian restaurant and nightclub that hosts flashy Vegas-style shows
Nightlife also reflects the neighborhood’s vibrancy, with cabaret and burlesque shows at Tatiana Restaurant and Oceana Theater. Big Bazaar and Tashkent Supermarket both offer a wide range of fresh produce and Eastern European products.

Calm, sandy beaches and a boardwalk

Brighton Beach offers plenty of outdoor leisure, from peaceful walks along its historic boardwalk to the expansive beachfront that draws swimmers and sun-seekers throughout the year. The neighborhood also hosts the Annual Brighton Jubilee, a beloved multi block festival and longstanding tradition which has been running for over 40 years and now attracts more than 125,000 visitors with its live music, entertainment stages and children’s activities every August. Additional nearby attractions include the New York Aquarium and Luna Park, which are within walking distance from the Brighton Beach boardwalk.

Highly rated public, private and post-secondary schools

New York City’s District 21 and 22 serve students in the area, with several highly rated options such as P.S. 225 and I.S. 303. Families seeking private education also have access to numerous nearby options, including Poly Prep Country Day School and Brooklyn Amity School, both of which receive strong reviews and rankings. Brighton Beach also sits just a short distance from Kingsborough Community College in neighboring Manhattan Beach, offering access to higher education opportunities.

One subway station and close to Belt Parkway

Residents have easy access to the B and Q subway lines at the Brighton Beach station, making commutes to other parts of Brooklyn and Manhattan straightforward. Bus service is also available via the B68 and B1, which run along various local streets. With the Belt Parkway close by, the area is ideal for drivers and commuters alike.
