New condo buildings for a good value

Gravesend offers a diverse housing landscape, featuring everything from high-rise postwar co-ops and newly constructed boutique condos to classic semi-detached houses and spacious single-family homes. High-rise buildings are especially prevalent along Cropsey Avenue, where some units provide striking views of the Verrazzano-Narrows Bridge. Homebuyers can find two-bedroom condos starting from the low $500,000s, with co-ops often available from the high $200,000s, and three-bedroom rowhouses beginning in the mid-$800,000s. The neighborhood’s overall median home price is significantly lower than that of Brooklyn as a whole; whereas the neighborhood’s median is around $625,000, the borough’s median is nearly $810,000.


Some of the most coveted residences are the ornate, single-family homes lining the broad sidewalks of Ocean Parkway; these rarely come to market and are known for their architectural charm. “The most expensive housing is the mansions,” says Olga Moldavsky, a broker with Re/Max and longtime Brooklyn resident. “The styles remain intact from the 1800s, which are mostly one-family with beautiful lots.” One sold in 2025 for $32 million, setting a record as the most expensive single-family home ever sold in Brooklyn. Housing choices also include pre-war apartment buildings and small condos, with many local apartments offering more generous floor plans than the Brooklyn average.

Public and private religious schools

Students in Gravesend have access to a mix of public and private school options within NYC’s Geographic District 21, which serves much of southern Brooklyn. Local families may enroll children at P.S. 95 The Gravesend, a public K–8 school that offers a gifted and talented program. 86st and Kings Highway are the go to shopping area for groceries, banks, and technology. While Bensonhurst is the more well know brother of Gravesend, Gravesend is quieter.

Very bright neighborhood I live near avenue u close to l&b people saying this neighborhood is bad there simply lying i've lived here my whole life, 60 years of living here and no break ins little to no crimes very diverse. 86 street is like heaven honestly i've never seen so many stores on a long strip outside the city as long as 86 street, plus transportation is very good in this area!. Jobs are easy to find And the schools are amazing i used to live 1 block away from john dewy growing up it was so fun. Pretty sure the school has been updated, Love this area and i know im from here but i would say its the best in Nyc in my opinion your near everything fun and joyful. U have coney island for summer time, Dyker heights for christmas, And all year round shopping on 86 street with the D train that can take you to the city in less than 30 minutes.
