Full-service North Williamsburg condo with two roof decks
With its Bauhaus-inspired architecture, the condo at 125 N. 10th St. in Williamsburg stands out from its neighbors — a collection of low- and mid-rise buildings usually rendered in red brick. On the corner of Berry and North 10th streets, its boxy gray facade is actually two adjacent buildings, each with a roof deck with views of the East River and Manhattan skyline. The design features both vertical and horizontal lines and is punctuated by balconies and terraces. The full-service building was completed in 2007, one of several new developments constructed in North Brooklyn around that time. Now, the neighborhood is full of trendy bars and restaurants and an eclectic mix of stores. It’s also blocks from McCarren Park and a series of connected waterfront parks.
A history of issues, but no complaints since 2021
In 2012, residents of 125 N. 10th St. sued Savanna Real Estate, the developers, and other relevant parties, claiming the building was “‘rife with construction problems,’ including improperly designed and constructed walls, roofs, and foundation, which have resulted in water infiltration and significant property damage,” according to the original lawsuit filed in the Brooklyn court system. Eventually, a judge ruled that the developers were not liable, as they were operating under an LLC — the case set a precedent throughout the borough that, indeed, limits their liability. In recent years, issues seem to have been resolved, and there have been no complaints to the city’s Department of Buildings since early 2021.
Walls of windows and open layouts
The condo has 85 units, ranging from studios to three-bedrooms. More than 10-foot ceilings and walls of windows ensure residences are full of light, especially since the surrounding buildings are mostly low- or mid-rise. Apartments also have hardwood floors, open living areas with pass-through kitchens and stainless-steel appliances. Many units offer outdoor space: Garden apartments have street-level terraces that extend the length of their units. Others feature private rooftop cabanas — and some residences have both, as the cabanas were originally purchased separately but resold as part of the unit.
Most homes here are one- or two-bedrooms, with prices between $1.2 million and $1.6 million. The last three-bedroom to sell was a penthouse with about 800 square feet of outdoor space; it traded for $2.2 million in 2021. The building only has one studio, and it hasn’t been on the sales market since 2009, when it sold for $385,320. However, it was rented in 2023 for $3,500 a month.
Billiards, parking and a landscaped sculpture garden
The full-service building has a double-height lobby with plenty of windows, a seating area and a front desk, which is staffed around the clock. The roof decks are furnished with chairs, loungers and a shaded table and chairs. There’s also a landscaped sculpture garden with benches and a short path edged by trees, bushes and decorative grasses. Inside the condo, there’s a resident’s lounge, a billiards room and a children’s playroom, as well as a fitness center with a separate studio for yoga or Pilates. Residents have access to a bike room and cold storage. Combined parking and storage units in the garage are available for around $150,000. Pets are allowed.
Trendy eateries and waterfront parks
The condo is about two blocks from McCarren Park, a large green space offering fields, lawns, playgrounds, several tennis courts and a seasonal outdoor swimming pool. There’s also a track and a dog run. Several connected parks along the waterfront — Marsha P. Johnson State Park and Bushwick Inlet Park among them — offer water and skyline views, soccer fields, walking trails and a seasonal food court, Smorgasburg Williamsburg. Nearby restaurants along Bedford and Berry avenues include American fare at Allswell, Georgian food at Cheeseboat or vegetarian burgers at Moonburger. Nearby shopping includes an outpost of Astoria’s cozy Lockwood gift shop, two blocks away, or the vintage store Beacon’s Closet, about an eight-minute walk. For groceries, there’s Fujisan Japanese Market around the corner on Bedford, as well as a Whole Foods six blocks south of the building on North Fourth Street. A parking garage and an electric vehicle charging station are located on North 11th Street.
One stop from the East Village
The L train at Bedford Avenue — about five blocks away — is the closest subway station, and it’s just one stop from Manhattan’s East Village and a 15-minute ride to Union Square. There’s also the G train for service throughout Brooklyn and into Queens; it’s about 10 minutes on foot to the Nassau Avenue station. The BQE offers drivers access to the rest of the city and beyond, while the Williamsburg Bridge, about 15 blocks south of the building, connects to lower Manhattan and has a separate area for pedestrians and bikers.
