Newer condo in up-and-coming South Brooklyn neighborhood Midwood
Cutting a striking figure among the predominance of pre- and postwar mid-rises in its midst, 1587 E 19th St.’s aluminum panel facade signifies a change for the semi-suburban South Brooklyn neighborhood of Midwood: the development of new, sleek condos on empty lots or those previously occupied by disused structures. As its name suggest, the neighborhood nudges in the middle of the vast expanse of Brooklyn and is distinguished by its quiet old growth tree-laden streets. Most are lined with detached and semi-detached single and multi-family homes but also a few co-op and rental buildings. “The larger homes blend in as best they can with their smaller neighbors, but their oversized shadows are hard to miss,” a 2015 New York Times article reports. “Midwood is a crazy combination of urban and suburban.” Denoting the latter, the 2019-built 1587 E 19th St. residence is one of the first condos in the area. “Many have been built or established as conversions to attract buyers from other parts of the city,” the same New York Times article notes.
The eight-story midblock building takes on monolithic and decidedly rectilinear proportions before setting-back to anchor a series of top-floor terraces. Columns of smaller cantilevered balconies punctuate its otherwise crystalline exterior. The 84 two- and three-bedroom units here are generously proportioned for New York standards and come with premium finishes both reflective of the structure’s pared back exterior and other more ornamental aesthetics. “These stylish residences have a modern, refined design that is both fashionable and comfortable,” says Nina Chen, an agent with RE/MAX Edge. The sufficient suite of amenities here includes a grand lobby, rec room, bike storage, and a private parking lot toward the rear with spots selling for $35,000. Residents benefit from the remaining 10 years of the condominium’s 15-year 421-A tax abatement.
Oversized two to three bedrooms with sophisticated but approachable finishing
Oak is the defining feature throughout the various units. The mid-tone wood unifies the large layouts as hardwood flooring but also crown molding and doorway trim, not to mention custom kitchen cabinetry. The material also frames large square-shaped windows and balcony doors that take in ample amounts of natural light. In the bathrooms, like the open kitchens, gray scale tiles form in mosaic patterns. This visually compelling feature helps to anchor stainless steel appliances, tub-shower combos, and gold- or silver-hued vanities. While the open plan great rooms are expansive and can contain multiple sitting areas, the bedrooms are large enough for king-sized frames. The ample amount of closet space only seems conducive. Two-bedroom units — with at least 990 square feet of space — tend to sell for between $550,000 and $650,000 depending on size, position in the building and the scale of included outdoor space. A handful of three-bedroom units — with more than 1,100 square feet of space go for $750,000.
A healthy balance of quite retreat and bustle in proximity
“Midwood’s lettered avenues have many shopping and food options. Kings Highway, filled with shops, cafes and restaurants, now has a Starbucks and a Chipotle,” The 2015 article describes. “On Avenues M and J, one will find Jewish bakeries, bagel shops, food stores and kosher restaurants, along with shops reflecting a variety of cultures. Weekends are quiet along these stretches, as many shops are closed Friday evenings and Saturdays for the Sabbath.”
The condo situates right off of where Kings Highway merges with Avenue P. At this intersection, Memo Shis Kebab is a locally beloved Turkish restaurant with a laid-back atmosphere. Several essential service businesses and big box stores — such as Target and T.J. Maxx — can also be found along this stretch. Coney Island Avenue is another nearby commercial artery. Di Fara Pizza is a neighborhood institution renowned throughout the city. On Cortelyou Road, Purple Yam serves American classics and Sycamore Bar is a distinct flower shop that moonlights as a popular watering hole. While much of the independent grocers are Kosher in the area, there’s also a large Key Food in Marine Park and a sizable ALDI in Sheepshead Bay. Pocket bars like Kelly and Kolbert playgrounds pepper throughout the dense grid here but larger green spaces like Gateway National Recreation Area and Prospect Park are accessible to the south and north respectively. The closest transit link is the Kings Highway Station, served by both B and Q lines. A trip to Downtown Manhattan takes 45 minutes. Most resident drive and can access the Belt Parkway from either Coney Island or Ocean avenues.
