A red-brick co-op building melding urban and suburban conveniences
“Big city conveniences” coupled with “luxurious suburban living” is how the original brochure from 1953 described 1811 Ocean Parkway, then referred to as the Parkway Cooperative Apartments. Those characteristics remain true today: The six-story property is equipped with amenities such as a parking garage but is also located in the walkable Brooklyn community of Homecrest, just blocks from the subway. Crafted by architecture firm Morris Rothstein and Sons, the 82-unit structure was initially billed as having modern luxuries of the day including hardwood floors, central heating and storage rooms — all of which remain in place. Also trumpeted were “free gas and electricity,” and the co-op building’s current monthly maintenance fee covers almost all utilities. (Air-conditioning is the notable exception.) Defined largely by a series of recessed bays, the squat structure features a landscaped entrance on Ocean Parkway, the tree-lined boulevard designed by Central Park masterminds Frederick Law Olmsted and Calvert Vaux. The only adornments on the red-brick façade are fire escapes and two cornice lines rendered in vertical bricks, one at the top of the building and the other above the first floor. Paved in pink-hued terrazzo with beamed ceilings overhead, the lobby has retained an air of sophistication, even if the fluorescent lighting somewhat diffuses the ambiance.
Homes range between $280,000 and $500,000
The layouts at 1811 Ocean Parkway consist of one- to three-bedroom homes that generally receive ample sunlight thanks to architecture’s recessed bays. Floor plans include gracious entry foyers with coat closets, separate dining areas and galley kitchens. Prices for a one-bedroom hover around $280,000, while two-bedrooms can fetch between $350,000 and $420,000. A three-bedroom unit sold in January 2023 for $490,000 after being listed for $500,000. In addition to monthly maintenance, residents pay a $175 surcharge for air-conditioning. Dogs and cats are not permitted; neither are sublets.
Limited amenities include a parking garage and two laundry rooms
The building’s limited amenities include an on-site parking garage, which has a wait list, as well as a live-in super and porter. Security cameras have been installed as a protective measure, and there’s also two elevators and storage lockers in the basement. Residents have access to a pair of laundry rooms as well as an outdoor courtyard lined with benches and trees. While there’ s no fitness center on site, there are several places to work out in the area, such as a Planet Fitness, Orangetheory, CrossFit and Harbor Fitness.
Located in Homecrest near a retail corridor on Kings Highway
Homecrest is one of Brooklyn’s low-key residential neighborhoods and features a mix of single-family homes and small apartment buildings that have long drawn immigrant communities from Europe and later Asia. Kings Highway, just a block from the development, is the one of the main retail hubs in the area, dotted with local businesses like barber shops, pharmacies, hardware stores and laundromats. The street is also home to numerous corner delis specializing in Kosher or Halal options. A 10-mintue walk from the building is a Target, which includes a large grocery section, as well as a neighboring Food Mart, which carries gourmet items. Some of the most popular restaurants are clustered on nearby Coney Island Avenue, such as Taci’s Beyti, which serves Turkish food in a cozy ambiance, and Bordeaux, a new American-Kosher steakhouse. No large parks are within walking distance, but there are several playgrounds in the surrounding blocks, among them Kelly Park and Colonel David Marcus playgrounds. Marine Park, which spawls across more than 500 acres of protected tidal ecosystems and recreational areas, is about 15 minutes away by car.
Just blocks to the F, B and Q trains
The area is well-served by public transit, with two subway stops nearby, including Kings Highway subway station, serviced by the F line, and a stop in the opposite direction, also named Kings Highway station, where the B and Q stop. The B82 and B68 buses both travel within blocks of the building, with the latter going between Prospect Park and Coney Island. There are no Citi Bike docks in the neighborhood, but the building does have a bike storage for residents who have their own bike. For air travel, JFK Airport is about a 25-minute drive, while LaGuardia Airport can be reached in half an hour by car.
