Located on cozy, tree-lined East 41st Street, this prewar co-op has units well under $300,000. For buyers looking for an accessibly priced, multi-bedroom home, 2020 East 41st Street offers basic units with flexible financing options. The apartments aren’t fancy, nor are there lux amenities, but for those looking for good value in southern Brooklyn, this co-op is worth considering. Built in 1931, the brown brick building — around the corner from Kings Avenue and just a block from Flatbush Avenue — comprises 54 residences across six stories.

Petite layouts with prewar architectural detailing

Because the building was built nearly a century ago, the state of each residence varies somewhere between completely gut-renovated and well-maintained in original condition. The prewar layouts are indubitably smaller (furniture from Muji would be better suited than, let’s say, La-Z-Boy); for example, most kitchens can fit a dining table that could uncomfortably fit four, but ideally just two. Throughout, charming neo-classical flourishes intrigue the eye: crown molding, wainscotting, arched doorways and formal foyers. Each room has multiple windows, which provide ample daylighting. Buyer beware: the layouts lack closet space, often having just one large walk-in in the foyer and sometimes another in the main bedroom. Fifty-four apartments across six stories range from 425-foot studios to 1,300-square-foot three-bedrooms. Units don’t come on the market often, least of all two-bedrooms and studios. The most recent sale, #2E, a one-bedroom on the second floor with a salon-like foyer, a walk-in coat closet and a grand living room, sold for $230,000 in October 2024. Similarly, #1F, a three-bedroom with the original hardwood flooring and a surprise window-like opening between the kitchen and living room closed at $360,000 in July 2024. Less recently, #5J, a two-bedroom with a renovated kitchen and bathroom, sold for $235,000 in November 2017. Further back in time, #3C, a well-preserved studio with most of the original design elements, sold for $110,000 in December 2012.

Basic service and essential amenities

This no-frills prewar co-op offers only the essentials: no luxury amenities suite and only requisite service. The elevator building is manned by a live-in superintendent and part-time maintenance staff. On the lower level, residents can find a spacious laundry room with folding tables and chairs. Upon approval of the co-op board, cats and dogs are allowed. Plus, street parking is available outside and around the building (which is neither impossible nor easy).

Quiet side streets with conveniences along the main drag

This prewar co-op resides on one of the Flatland’s tree-lined side streets. Unlike surrounding busy avenues (like Kings Highway), the inlaid roads are almost entirely residential. Quiet and moving at a slower pace, neighbors know each other on a first-name basis, as many of them have been long-time residents. On the main drag, Flatbush Avenue offers countless box stores, fast food restaurants, and convenience stores, including Dollar Tree, Domino’s Pizza and Apple Bank. For groceries, residents can go to a nearby deli, Ideal Food Basket, for essentials; alternatively, they can venture a mile west to Midwood to shop at Keyfood and Foodtown for a wide range of options.

Limited public transit options

Square in the Flatlands, 2020 East 41st Street, is a 15-minute ride on the B7 bus to Kings Highway station (in Madison), which provides access to the B and Q trains. (Because there aren’t any subway stations in the neighborhood, locals rely on buses to do the leg work between home and the nearest stations.) Similarly, the B41 route stops at Flatbush Avenue–Brooklyn College station, which services the 2 and 5 lines. Meanwhile, major thoroughfares — Belt Parkway, Flatbush Avenue and Kings Highway — make getting to other Brooklyn neighborhoods and Manhattan easy.
