A white-glove condominium designed by Costas Kondylis in Lincoln Square

Built on the site of a now-defunct rail yard along the Hudson River in Manhattan’s Upper West Side, 240 Riverside Boulevard — also known as The Heritage — is part of a large residential development that had been in the works since the 1980s, although the individual building wasn’t fully realized until the early aughts. Each of the towers within the development, ranging from apartment rentals to condos that stretch between 59th and 72nd Streets, was at one point part of ‘Trump Place’ and bore his name in glitzy lettering. That is, until relatively recently, when board members and residents of each tower voted to remove it. Since 2019, the development no longer bears his name.

Today, 240 Riverside Boulevard is simply known as The Heritage and, according to one broker, is the crown jewel of the entire development. “It’s the most glamorous of all the [Trump Place] buildings in Manhattan,” says Martha Friedricks-Glass, an agent with Corcoran. “The architecture is beautiful, and some apartments go very high up.” Completed in 2005, the condominium features a unique wide base that curves north to west and offers direct views of the river, as well as a tower, amounting to roughly 159 units across 31 stories. But what really attracts prospective buyers are the interior spaces and high level of service within the building.

A polished sophistication throughout with an array of high-end amenities

“When you walk in, the lobby is very impressive,” Friedricks-Glass says. “It has very high ceilings, lots of windows and magnificent flowers all over the first floor, and they’re changed every week. Just very abundant and lavish. Beautifully done.” Residents can expect a full-time doorman, concierge, live-in super and four elevators to access their units. Friedricks-Glass, who says she isn’t generally a fan of Trump’s buildings after having lived in one, says that this one was executed particularly well: “It was thoughtfully done with beautiful marble and furniture. It doesn't have the sense of a busy building. It’s got an elegance to it. They didn’t spare any expense in the design and execution.”

While there’s no common roof deck, wellness-centric residents can access a large swimming pool area in the lower level, as well as a Jacuzzi, locker rooms and spacious gym. “The gym is an attended gym, so there’s somebody down there all the time. And there’s a steam room and a bike room,” she adds. Residents can also enjoy a library, card room, a colorful children’s playroom outfitted with wooden playsets and a private courtyard garden with benches. “The plantings are very lush. It’s landscaped with paths, but it’s not like a square,” Friedricks-Glass says. “It’s a nice place to go sit and read a book.” As for parking, there’s a connected garage that’s run by a separate company with spots available for lease. Since it’s a condo, restrictions are a bit more lax compared to a co-op, and pied-a-terres are allowed, as well as buying the unit as an investment and renting it out.

Studios to four-bedrooms available, with prices starting at $620,000

Interiors feature clean lines, oversized windows, cherry wood floors and high ceilings. “They’re at least ninefeet high, some with very large floor-to-ceiling windows,” Friedricks-Glass remarks. “If you face the river, you have really beautiful views.” Kitchens are generally outfitted with marble or granite countertops and although they were considered high-end at the time of completion, some of the original appliances have since been upgraded by owners. Select units include a balcony, although that’s fairly rare amongst the building as a whole. In-unit washers/dryers are standard in most units.

Studios generally range between $620,000 and $799,000 for just under 500 square feet, while one-bedrooms typically fall around $1.27 million for around 1,200 square feet. Two-bedrooms generally start at $2.7 million, while three-bedrooms start around $3 million. Four-bedrooms can be anywhere between $6.5 million to $38 million.

An enclave close to the Hudson River and attractions

One of the best aspects of Lincoln Square is not only the proximity to the Lincoln Center, but also Riverside Park, which is right outside the building. “There’s a park right below the building, so you go down a pathway to the water level and there’s a very nice cafe there with a big pier,” Friedricks-Glass says. “They show movies during the summer and have yoga classes. A lot is happening for children and grown ups. It’s a little enclave down there. You never have to leave.” Dining is primarily found two avenues east along Broadway, where residents can also access the 1, 2 or 3 trains at the 72nd Street station.
