Prewar details and modern amenities across from Riverside Park
Around West 96th Street, Riverside Drive becomes two roads: the main thoroughfare with two-way traffic and a one-way section lined with prewar residences. The 12-story condo building at 270 Riverside is one of those addresses, and the location is one reason buyers choose it, according to Jack Isquith, an agent at Brown Harris Stevens who recently sold a unit at 270 Riverside to a family from the Midwest. “It’s a very specific corner,” he says. “It’s green, peaceful, gentle. You can exhale when you get home to your block.” Once inside, residents are met by the full-time staff in a marble lobby “that feels like it’s been there 100 years and has been well-preserved,” Isquith notes. “But that’s not the case.” The space was part of a rehabilitation of the 1920 limestone-clad building that honored all the best prewar details while modernizing its systems and floorplans — and the lobby. Every effort was made “to bring 270 Riverside up to the highest standards to make it a compelling alternative to new development,” the agent adds. It reopened in 2016, and only a handful of similar condo buildings are north of West 86th Street. “For people who like to live in this kind of building, who want to be tethered to the history of a neighborhood from an architectural standpoint, this is one of the best choices,” Isquith says.
Family-sized residences that meld classic grandeur with modern convenience
“All the things that signify prewar grandeur” — such as crown moldings, custom millwork, rounded archways and high vaulted ceilings — were restored at 270 Riverside. Those details are on display in the building’s 56 units, which range from three- to five-bedroom residences, with a few two-bedrooms. Homes are filled with light and air, another benefit of the park-side location. Upper-level residences boast views of the Hudson River, and lower floors overlook the park and tree-lined Riverside Drive. Homes have transitional floor plans, with kitchens, living and dining rooms connected by pocket doors; built-in shelving and desk areas; and classic soaking tubs in the primary bathrooms. Units in the building are rarely listed for sale, and there were no listings as of June 2024. A three-bedroom home on the 10th floor sold in August 2023 for $3.1 million, records show. The last sale was a four-bedroom residence on the fifth floor, represented by Isquith, that closed at $5.275 million in March 2024. It was the first time the unit had been listed since the renovation.
Responsive staff that cultivates community
Amenities such as a new gym and bicycle storage were added during the building’s renovation. There’s also a laundry room and private storage. In addition, there’s a great staff, according to Isquith. “They are really responsive but it’s not an overbearing level of service. It’s not stuffy,” he says. “They do a lot to create a community inside the building, which is what all good buildings do.”
Riverside Park is the building’s backyard
“Who doesn’t want to live across the street from a park?” Isquith asks. Residents of 270 Broadway can be on a walk in Riverside Park or enjoying the swing set at the Dinosaur Playground, also part of the park, immediately upon leaving the building. Coffee shops, restaurants and groceries can be found a few blocks away on Broadway. Symphony Space, on Broadway at West 95th Street, offers readings, movies and conversations, with the likes of Joan Baez and Patti Smith on the schedule for the summer 2024.
A quick bike ride to the Hudson River Greenway
Citibikes can be found up and down Riverside Drive, and bikers can easily access the Hudson River Greenway. The 2 and 3 express trains stop at West 96th Street along Broadway, while the M86 bus provides crosstown service. Drivers have a straight shot onto the Henry Hudson Parkway via West 96th Street.
