An accessibly priced co-op on Kings Highway
Situated on a major Midwood thoroughfare between 28 and 29th Streets, 2807 Kings Highway finds itself in good company with surrounding low-rise postwar and prewar apartment buildings. While the six-story structure is just a block from Nostrand Avenue, the area still feels largely residential, with traffic mostly passing through. (There aren’t any destinations along this section of Kings Avenue that would cause a hubbub, like, let’s say, a Starbucks or a Chase bank branch.) Built in 1950, the humble complex was fashioned with red bricks and casement windows flanked by white wooden shutters. The co-op is near shopping, public transportation, and local businesses, making it the best of both worlds — a quiet place for a home conveniently located by everything one would need to live well.
Open floorplans with ample storage and natural light
Eighty-four apartments across six stories range from one- to two-bedrooms. Because the building was completed in 1950, most units have been sold and resold. The residences range greatly, somewhere between well-maintained in original condition and completely gut renovated. Throughout, layouts feature numerous closets, formal foyers (often with awkwardly long hallways) and multiple windows in each room. One-bedrooms, ranging between 500 and 750 square feet, have roomy living areas connected with galley-style kitchens; the last sale in November 2024 closed at $265,000. Two-bedroom units, spanning 600 to 1,100 square feet, have a smaller primary bedroom, an even smaller secondary bedroom and typically just one bathroom. Two-bedrooms are less common and don’t go on the market often; the most recent transaction in June 2023 closed at $320,000.
Basic amenities include parking
The elevator building has a live-in superintendent and part-time maintenance staff. As is the service, the amenities are limited to the essentials. On the lower level, residents can find spacious laundry facilities with folding tables. The main perk, however, is the basement parking garage, which offers indoor spaces at a competitive monthly rate; it is currently waitlisted. Plus, new security cameras were recently installed around the building, in the lobby and hallways.
The fine print
Maintenance fees are low, including heat, hot water, electricity, and gas. The co-op board has a few sacrosanct regulations: no pets or subletting. However, investors are welcomed with no flip tax upon sale.
A community-driven neighborhood near Brooklyn’s largest park
From elementary school to college, the neighborhood is home to many schools, including Brooklyn College, public middle school P.S. 99 and Midwood High School. Meanwhile, the area is home to many centers of worship and schools of varying faiths, including East Midwood Jewish Center, Makki Masjid Muslim Community Center and the private all-girls preschool Masores Bais Yaakov School. The area is also home to Brooklyn's major hospitals, both Maimonides Medical Center and Mount Sinai Brooklyn, and many smaller, private practices. Meanwhile, residents can shop at local grocery markets, including kosher grocery store Moisha's, Punjab Grocery & Halal Meat, and ShopRite. Not far from all the hubbub, 530 acres of green space await at Marine Park, Brooklyn’s largest park. Split into two sections, the park has a Salt Marsh and preservation center and the recreational area, which includes an 18-hole golf course, 15 miles of hiking trails and nearly 60 courts and fields for sports.
A bit of a schlep to the subway
Door-to-turnstile, the building is either an 18-minute walk or an 8-minute bus ride on the B7 or the B82 to Kings Highway station, which provides access to the Q and B trains. The subway takes about 50 minutes to reach midtown Manhattan. Nearby major thoroughfares — Ocean Parkway, Flatbush Avenue and Kings Highway — make reaching the rest of Brooklyn and Manhattan manageable. An express bus — the BM3 — also gets Midwood residents to Manhattan in 45 minutes.
