Value and style in a Flatbush conversion
Converted from a 1953 rental building in 2018, the six-story, 60-unit condo at 61 Martense Street, also known as Brooklyn Flats, offers residents a bit of Manhattan style in Flatbush, Brooklyn.
The building’s lobby, accented with large tropical plants, is fronted by a wall of windows framed in a rectangular black grid, a striking element that feels modern while also flooding the updated midcentury entrance with natural light. Three wide steps empty onto a black tile floor with a white geometric pattern at its center. The building’s enormous roof deck, with oversized lounge chairs and seating areas, offers views of surrounding Brooklyn and a touch of glamor. Kitchens feature fixtures and finishes beyond those found with a standard renovation. “It’s one of the first nice condo conversions in the area. They did a nice job,” says Keller Williams agent Melissa Leifer, who has been working in Brooklyn for 25 years. “It’s like a luxury building-lite.”
“It’s an older building that’s keeping up with what people want or wish to have,” says Douglas Elliman agent Vavrinec Fecko, who has done business in the condo.
But even as they acknowledge the condo’s elevated style, both realtors repeatedly underscore the value the condo offers buyers. “It’s one of the most affordable two-bedrooms from a conversion aspect,” says Fecko. “It’s everything you want in a building except the price tag.”
“It’s a solid building with great value. And it’s a condo, so it’s easier to buy,” says Leifer. “And you can keep it and rent it out forever.”
Spacious one- to three-bedroom layouts in 10 configurations
Homes at 61 Martense include one- to three-bedroom units. One-bedrooms can be up to 789 square feet, with prices starting at $530,000. Two-bedrooms as large as 1,075 square feet list for up to $850,000, and three-bedrooms measuring as much as 1,755 list for about $1 million or less.
Units are spacious and feature one of 10 distinct layouts, with some homes including a sizable private outdoor space. “They’re big, they’re nice,” says Leifer. “You can turn a one-bedroom into a two-bedroom.” Apartments have oak floors, recessed lighting, and stainless steel appliances, including a dishwasher and washer/dryers. Many kitchens and bathrooms have windows, and apartments offer considerable closet space. Bathrooms feature modern fixtures and finishes.
Several units have wall-mounted air conditioners installed by previous owners.
Large roof deck, parking and a small fitness area
The building has a full-time super with an on-site office and an intercom entry system. (While the condo does not have a door attendant, Fecko notes that “the building has cameras all over.”) One of the condo’s standout amenities is its expansive roof deck, which offers a variety of seating options. The other is a private parking garage in the building; many units include a parking space with purchase. There is a small gym. “It’s not brand new fancy Equinox-style. It’s got basic equipment. It does the job,” Fecko says, adding that it doesn’t seem to get much use. The building also has bike storage and shared laundry facilities. Amenity spaces are accessed with a key fob.
A residential street steps from busy Flatbush Avenue
Located in the Little Caribbean section of Brooklyn’s Flatbush neighborhood, 61 Martense is on a side street off the heavily trafficked Flatbush Avenue. The lively thoroughfare is packed with independent businesses and storefronts such as clothing outlets, salons, juice bars, discount stores and delis, which have been joined by high-rise residential buildings and large chain stores in recent years. “They’re going to put up a lot more condos if they can. I’m sure they will change the name of the neighborhood at some point,” says Leifer.
A Key Food Supermarket on Flatbush can be reached in 10 minutes on foot. Target and Planet Fitness are a block away on Church Avenue, and Blink Fitness is around the corner on Flatbush. The restored 1929 former movie palace Kings Theatre, a few blocks south, hosts concerts and performances. The building is a 15-minute walk from the south side of Prospect Park, which includes LeFrak at Lakeside ice- and roller-skating rink, Prospect Park Lake, Drummer’s Grove and biking and walking trails.
Well-connected via subway and bus lines
Public transit options include the 2 and 5 trains at Church and Nostrand Avenue and the B and Q trains at Church Avenue and E. 18th Street. Multiple bus lines run along Flatbush, Church, Bedford and Ocean avenues. The commute to Midtown Manhattan is about 45 minutes. Linden Boulevard/Route 27 is a major road that connects to Long Island to the east and Interstate 278 to the west. Travel time to JFK Airport is about 35 minutes by car.
