A new boutique condo tucked away from the Queens hustle and bustle
Located on the tree-lined side street in Rego Park, Queens, Austin Luxury is an aluminum-clad, new condominium surrounded by prewar co-ops. “The only traffic coming through is people who live here,” says Ari Meridy, real estate broker at Brown Harris Stevens. “You typically only see new luxury buildings on Queens Boulevard.” Meridy, who has sold multiple units in the building, says the low-rise built in 2022 is “unique” compared to recent Rego Park high-rise developments because of its quiet location and smaller size. “Here, you get all the benefits of living in a quiet building, but in a quiet pocket of Queens.”
Spacious floor plans, new kitchens and ample storage
The luxury condo comprises 60 units across eight stories, with one- and two-bedrooms. Each residence has floor-to-ceiling windows to optimize natural light and an open floor plan to maximize space. Every primary bedroom has a walk-in closet, and all rooms have deep closets. The custom kitchen design features white-and-brown lacquered cabinetry, the latest LG appliances and countertops made from marbled sintered stone. Many apartments also have a private balcony. One-bedrooms range from 554 to 667 square feet; the last sale closed at $478,000 in August 2024. Two bedrooms span 797 to 961 square feet; the latest transaction netted $805,000 in August 2024.
Basic amenities done well, including an onsite parking garage
Luxury Austin is an elevator building with part-time maintenance staff. The building is outfitted with a digital doorman and security system, which provides smart door locks, remote monitoring and access to the building, as well as facilitates package delivery. While this boutique-sized new build doesn’t have the stacked amenities a glass high-rise along Queens Boulevard would, it does have the necessities. For example, each floor has a laundry room and a bike storage room in the basement. But the biggest perk is probably the onsite parking garage (which residents can purchase via building management). Plus, there’s a 1,000-square-foot gym just off the lobby. “It's not Equinox, but it has everything you need,” says Meridy, referring to the fitness center’s new weight training equipment and cardio machines. “There’s also a stretching area [swathed in rubber flooring] for yoga, dance or Pilates.”
Lower common fees
Because the building doesn’t have full-time staff and offers a limited suite of amenities, monthly charges are lower than those of the bigger new developments in the neighborhood. For example, a two-bedroom that sold for $685,000 in September 2024 has a $255 fee.
A quiet tree-lined side street of Queens’ bustling Rego Park
Situated in central Queens, Rego Park is the quiet cousin of next-door neighborhoods Forest Hills and Elmhurst. The lesser-known locale is known for its residential side streets and being home to Queens Center Mall, which has over 200 chain stores and a large food court in the basement packed with fast-food joints. Another neighborhood gem, the storied musical venue Forest Hills Stadium, had its heyday in the 1960s and 1970s and today remains the only outdoor space of its kind and size in the city (shows end at 10 p.m., so noise shouldn’t be a problem, but traffic could be congested afterward). The nearby green space, Juniper Valley Park, is known for its grassy fields and Juniper trees. It also has bocce courts, tennis courts, multiple playgrounds and an athletic field. Besides being a scenic place for a solitary stroll, St. John Cemetery is famous for being the resting place of famous New Yorkers, including Lucky Licano (considered the father of modern organized crime in the United States), John J. Gotti (head of the Gambino Mafia family), Mario Cuomo (former New York governor) and many more. For groceries, residents can shop at markets within walking distance, including Key Food, CTown and ALDI.
Easy access to the subway and nearby thoroughfares
63rd Drive–Rego Park station, servicing lines M and R, is just a quarter of a mile walk from Luxury Austin. Residents with cars can easily access Queens Boulevard, fewer than five blocks north, which connects with the Long Island Expressway and Jackie Robinson Parkway.
