This Art Deco co-op in Bay Ridge offers a chance at homeownership
Looking through co-op listings in the Bay Ridge area, buyers will notice a recurring theme: countless real estate agents have written something along the lines of “cheaper to own than to rent.” No doubt, that’s a huge draw for buyers, especially in New York City where, according to a study by the comptroller’s office, rent prices hit a record high in 2023. And while several agents have noted this selling point at 7119 Shore Road, the co-op has other desirable qualities beyond the price point. “The apartments are generally really big, the building is charming, and the location is fantastic,” says Melissa Leifer, a real estate agent at Keller Williams NYC. “This is a very well-run, solid building. It’s prewar, so you just know it was built well and done right.” Built in 1931, this Art Deco-style mid-rise is situated along Shore Road, a desirable, 5-mile stretch that traces the shoreline and narrow parks along Brooklyn’s southwest edge. “Shore Road is like the Fifth Ave of Bay Ridge. It is like the promenade because it is right on the water,” Leifer says. This location affords residents an active, outdoor lifestyle that can be hard to come by in the city. In fact, the whole neighborhood has a distinctly suburban vibe: zoning laws prevent the development of high-rises, local shops outnumber chains, and single-family houses lend a small-town charm to the area.
One- and two-bedroom units, some with water views
There are only 65 units within 7119 Shore Road, each with generously sized, closed floor plans. One-bedrooms start around 750 square feet, whereas two-bedroom apartments can span over 1,200 square feet. Like most prewar residences, small kitchens yield square footage to larger living areas and proper entry foyers. “Unfortunately, many of the units’ original features have been ripped out,” Leifer says. “They had moldings, Art Deco fireplaces and wide-plank parquet floors. Some apartments will feature those things, but most won’t.” Instead, for many buyers, the main selling point is the water view. For a one-bedroom, buyers can expect to pay between $399,000 and $450,000. Two-bedroom apartments rarely go on the market: The most recent sale occurred in 2021 for $648,000. Leifer adds that “only combined apartments are able to have in-unit washer/dryers, but people who have combined don’t tend to sell or leave the building.”
Minimal amenities including a basement-level gym and laundry room
Part of the reason for low maintenance costs is that the co-op isn’t stacked with amenities. Still, residents arrive to a well-kept lobby with Art Deco details like the intricately patterned tray ceiling and terrazzo floors. “The lobby has been restored nicely,” Leifer says. “They definitely haven’t tried to make it look new or modern. It’s kept its original character and charm, which people are looking for in a prewar like this.” In the basement, residents have access to a laundry room and a bike room, plus storage that can be rented for a monthly fee. “There’s also a small room in the basement that was repurposed into a gym. It’s a minimal setup,” Leifer adds. A live-in super is available to assist shareholders, as well.
A plethora of green space, plus restaurants farther afield
“The park situation is out of control in terms of how much outdoor space you have,” Leifer says. Directly across from the co-op, the Narrows Botanical Gardens is a volunteer-led community initiative that has beautified 4.5 acres of waterfront parkland since 1995. On the other side of the garden, residents can walk or bike along the paved waterfront path. “You can head north to Owl's Head Park, where there’s a really cool skate park and two dog parks,” Lefier says. “It’s never crowded for some reason, but that park just rocks.” For fishing, locals head to the American Veterans Memorial Pier and Pier 4. To the south, residents will find ball fields, more sports courts and a playground, as well as an elevated scenic lookout with panoramic views stretching from the Verrazzano Bridge to Downtown Manhattan. From the co-op’s location at the corner of Shore Road and 72nd Street, it takes roughly 15 minutes to walk to the commerce and restaurants along Third Avenue. There, local haunts include Sicilian food at Amuni, Mexican fare at Cancún Bar & Restaurant and Greek tapas at Uncutt Bar & Restaurant. Groceries can be found at both SuperFresh and Key Food Marketplace.
Express buses run to Midtown Manhattan hubs
The R train is the only subway in Bay Ridge, and the nearest stop is over 20 minutes away on foot. There is, however, an express bus stop right outside the co-op, which reaches Midtown Manhattan, near Central Park, in roughly one hour, depending on traffic. Another option for commuters is the ferry from American Veterans Memorial Pier, which has frequent service to Wall Street/Pier 11 in downtown Manhattan. Also to the north, drivers can access the Belt Parkway to reach other parts of Brooklyn and Manhattan.
