A solid co-op on a central and historic thoroughfare
The 100-unit co-op at 770 Ocean Parkway, also known as Parkway Gardens, is one of the many mid-rise residential buildings lining the central and historic Brooklyn boulevard. "Ocean Parkway is beautiful," says Keller Williams NYC agent Melissa Leifer, who has done business in the building. Much more than a busy thoroughfare stretching to Brooklyn's southern edge in Coney Island, Ocean Parkway was designed by Frederick Law Olmsted and Calvert Vaux and completed in 1876. Its wide roadway is flanked by greens planted with trees, including maples, elms and sycamores, walking paths with benches and the country's first bike paths
Leifer also has praise for the six-story, 1963 co-op's interior. "These are good apartments. They're big," she says. In addition to living space and proximity to Ocean Parkway, the building offers relatively low maintenance fees, which range from about $400 to $700 a month.
The agent does note one potential drawback of the building. "Most people have been there a really, really long time," she says. "Most apartments need to be renovated."
Studios to two-bedrooms with low-maintenance, some with terraces
Homes at 770 Ocean Parkway include studios to two-bedroom units. Studios up to 650 square feet ask $175,000 or more. One-bedroom residences measure as much as 900 square feet and ask $280,000 and higher. Two-bedroom homes can be as large as 1,000 square feet, and prices start at $335,000.
Homes facing Ocean Parkway have terraces that look out onto the tree-lined thoroughfare, while those in the rear of the building overlook the quieter Foster Avenue. Several units feature two exposures.
A full-time door attendant, laundry on every floor and potential for parking
Leifer describes the co-op as "well-run." It is staffed by a door attendant from 8 a.m. to 11 p.m. and a live-in super. Two elevators service the building, and laundry facilities are located on each floor. An on-site parking garage is available for a $115 per month fee, although there is a waitlist. The co-op offers additional storage and a bike room for an extra cost.
The building's facade, including the terraces, was recently upgraded. Subletting is permitted after two years, with a 10% monthly maintenance surcharge. Cats are allowed, but dogs are not. Several medical offices are located in the building.
Midwood at the Kensington border
The co-op is located at the northern end of Midwood on Kensington's border. ShopRite on Avenue I is open 24 hours and is a 10-minute walk from the building. The Kent Theater on nearby Coney Island Avenue screens first-run movies 365 days a year. The closest green space, Gravesend Park, offers modern playground equipment, handball courts and athletic fields. Washington Cemetery, Brooklyn's largest Jewish cemetery, is several blocks south, and the neighborhood's celebrated DiFara Pizza is a short walk southwest. The indoor mall Kings Plaza Shopping Center can be reached in about 15 minutes by car.
Walking distance to trains and buses with major roadways nearby
The F train at 18th Avenue is a 10-minute walk, and the B and Q trains stop at Avenue H, about 15 minutes away on foot. Local and express buses run along McDonald, Coney Island and 18th avenues for connection to other parts of the borough and Manhattan. Route 27 to the north connects with Interstate 278. JFK Airport can be reached in about 45 minutes by car.
