This 2008 mid-rise condominium includes simple, yet well-designed units
The development of 80 Metropolitan Avenue echoes a familiar pattern within the Williamsburg neighborhood: leveling a historical warehouse to make way for a new, luxury condominium that subtly mirrors its predecessor. In this case, the 1941 Old Dutch Mustard factory was replaced with a brick-clad, six-story midrise featuring large, gridded windows. “It has a contemporary design with an industrial feel mixed into it,” says Blu Toth, a real estate salesperson at Compass. “Inside, the overall feel is modern and minimalistic, and you get the sense that it’s a solid building. It's a very well-built structure.” Buyers can expect high-quality, neutral finishes that remain stylish despite the building’s 2008 completion. Since then, the surrounding area has continuously been developed, attracting indie shops and eateries, adding green space and boosting home values throughout the neighborhood.

“This particular developer, Steiner [Studios], has a style where he mixes different sizes and types of apartments, making his buildings more unique,” Toth says. As such, 80 Metropolitan Avenue was a two-part development. The larger portion encompasses 114 units and fronts Metropolitan Avenue, taking up most of the block between Wythe and Kent Avenues. The gray brick-clad building rises five stories before a setback makes way for spacious terraces exclusive to sixth-floor, penthouse residents. Penthouses and second-floor residences also have higher ceilings, which are closer to 11 feet (as opposed to 10 feet throughout the rest of the building). Units range from studios to three-bedrooms and open to a foyer, a rare feature in postwar construction. Otherwise, the condos tend to have a modern footprint with connected living, dining and kitchen spaces. “People love the design and the open-feel layout,” Toth says. “It's a great use of space, and the high ceilings make the space feel bigger than the actual square footage. You can walk into a brand new building today, and find the same style and design.”
Floors are covered in Lapacho hardwood from Brazil, and kitchens have black, polished Caesarstone countertops, a marbled black and white backsplash, and luxury appliances from Miele, Liebherr and Bosch. “The kitchen cabinets are lacquered, which you still see in some of the new buildings today. They’re beautiful, simple and minimalistic,” Toth says. Tan-hued bathrooms have custom vanities and either a deep soaking tub or glass-enclosed shower. Also, every residence includes a washer/dryer, sometimes in-closet and other times inside a spacious laundry room. The second portion of the development, a series of nine townhouses along North 1st Street, features the same finishes. These homes have over 2,000 square feet of private living space across four floors (including a small basement), plus a backyard that’s over 600 square feet. Plus, townhouse owners can access the amenities within the condominium building.
Prices begin around $730,000 for a studio
In recent years, very few condos have been listed for sale at 80 Metropolitan Avenue. Studios, anywhere from 530 to 680 square feet, have sold between $730,000 and $875,000, while one-bedrooms typically cost between $880,000 to $999,000 for 540 to 770 square feet. Prices for two-bedrooms, which measure from 970 to nearly 1,500 square feet, range from $1.35 million to $1.46 million, whereas three-bedroom residences cost between $2.17 and $2.99 million.
Low-key amenities including two distinct outdoor spaces
Prospective buyers who prefer a laid-back atmosphere will appreciate the shared areas available throughout 80 Metropolitan Avenue. The amenities are spacious and numerous, yet the building doesn’t tout any of the niche or over-the-top common rooms found in newer condos. Plus, much like the units, the design throughout is understated rather than flashy. On the ground level, an indoor lap pool is surrounded by blue mosaic tile and minimal furniture. Should residents wish to lounge about, a Zen garden is located right outside the pool, framed by floor-to-ceiling windows. Ergonomic chaise lounges and round daybeds wrap the perimeter of the garden, large meditation ottomans line the center, and lush planted bamboo lends a little privacy. “There’s also a nice, medium-sized gym with some daylight coming in, which is always nice to have,” Toth says. “Then there’s an entertainment room, which is truly a screening room. It has cushy chairs, bean bags, very comfortable seating for enjoying a movie.” On the condo’s rooftop, a second outdoor space is set up for socializing with outdoor dining sets, but it’s quite small. “The roof deck is mostly private gazebos,” Toth explains. “They come in different sizes with their own gates. Owners can purchase or sell them separately from their units, but they don’t come on the market often.” Both the communal space and private cabanas have partial East River views. Residents can also find a bike room and storage within the building, plus a full-time door attendant and live-in super.
Access to riverfront parks, plus shopping, dining and nightlife
To the delight of residents, 80 Metropolitan Avenue is positioned in an area that’s both passive and active. “It has a sort of secluded feeling,” Toth shares. “It's closer to the river, a little bit away from the main traffic area of Williamsburg, so it’s quiet. But it also has close proximity to the subway and great restaurants.” The East River waterfront is just one short block west, with Grand Ferry Park and Domino Park immediately south. The latter, landscaped by the same team behind the High Line, stretches along the river for a quarter-mile and includes beach volleyball courts, a dog run, grassy lawns, a playground, a waterfront esplanade and Tacocina, an outdoor stand serving drinks and Mexican bites. The condominium is also within walking distance to dozens of cafes and eateries. Jack's Wife Freda, a trendy brunch spot, is located several paces from the lobby doors, as is Gelateria Gentile, a charming gelato shop serving the owner’s family recipes from the 1880s. For groceries, Trader Joe’s is one block away and Whole Foods is roughly three blocks away from the condominium. Numerous independently-owned boutiques, national fashion stores and bars are nearby, as well.
Subways are a bit of a walk, but buses, bikes and ferries are nearby
The nearest subway, roughly 10-minutes away by foot, is the L train at Bedford Station. Otherwise, residents can reach the G train at Metropolitan Avenue in 15 minutes or the J, M and Z trains at Marcy Avenue in 20 minutes. Two bus lines are available within a few blocks, as are multiple Citi Bike stations. A 10-minute walk also leads to the North Williamsburg Ferry terminal with service to lower Brooklyn, Manhattan and Queens. Drivers can reach the Williamsburg Bridge in just over a half-mile.
