Studios and one-bedrooms with a garden courtyard near Prospect Park
Built in 1927, the massive red-brick co-op housing 144 units at 80 Winthrop Street consists of two “H-shaped” buildings with a garden courtyard in the middle, but you’d never be able to tell from the outside. The massive facade’s varying shades of red brick are interrupted by a doorway made of three white arches shaded by a coffered eve. The building splits into two wings upon entrance; units are mostly studios and one-bedroom apartments. “It’s pretty close to Prospect Park and that’s a big draw,” says Ali Clarke, a compass broker who has sold in the building. Clarke says that residents moving into 80 Winthrop will find a community of mostly longtime residents who are close-knit or familiar with each other. “The board, they stress community cooperation. It's a pretty nice building, friendly.” One tie that unites residents is their community garden. “If you wanted to plant things, residents can just reach out. They have a gardening committee and the garden is really pretty. It's also an active building in terms of composting.”
More light and a facelift command higher prices
Though modest in proportion, 80 Winthrop’s studios of 350 to 600 square feet offer a layout that sequesters the kitchen into its own room, creating a distinct living space with an enhanced sense of dimension. Prices start at $182,000 and can reach $275,000 in some cases. One-bedrooms are more substantial than average, falling within the 700 to 850-square-foot range and can fetch up to $435,000. The very few two- and three-bedroom units available, rarely surface for sale. Residences reflect a spectrum of upgrades and are priced accordingly. “I found that the ones with good light and a good renovation have a higher price per square foot. Mine sold for pretty high because it was fully renovated,” Clarke says about apartment K4 — a one-bedroom with great light and contemporary finishes — which she sold for $415,000 in September of 2024.
A large lobby and communal garden for relaxing
The classic pre-war lobby at 80 Winthrop, which has a package room, is large and kept very clean. There is no doorman but there is a porter and a live-in super. There are two freshly upgraded laundry rooms, one in each wing of the building. Bike storage is available. The communal garden and courtyard combination is filled with benches and chairs and is a place where residents often gather.
Lots of great food and Prospect Park within walking distance
Being half a block from Flatbush Avenue puts 80 Winthrop residents in proximity to the many shops and restaurants the strip has to offer. “There's a lot of new restaurants popping up,” says Clarke. “A lot of really good Caribbean food.” Just 10 minutes south along Flatbush on foot, is the Flatbush Central Caribbean marketplace, a community space that houses a food hall, a commercial kitchen for rent, and several small businesses. A four-minute walk south gets residents to a large, local supermarket and a four-minute walk north on Flatbush from the building leads to a large Associated Fresh grocery store. There are several fresh and organic fruit markets along the strip, in addition to a seafood market. Blink Fitness is a nine-minute walk away, and a Target is just two blocks after. A playground sits one block over and it takes only seven minutes of walking to hit the southeast corner of Prospect Park.
Convenient access to Manhattan trains
The B and Q trains stop at the Parkside Avenue subway station which is a six-minute walk away. If residents prefer the 2 and 5 trains, they can catch them at the Winthrop station, nine minutes away. A network of buses is available for travel within Brooklyn, stopping either on Flatbush or Ocean avenues. Route 27 is about 8 minutes away and merges into I-478.
