A spacious, mid-rise co-op in a village-like setting
Built in 1961, 800 Ocean Parkway is one of the many red-brick, post-war co-ops that cropped up along the Frederick Law Olmsted- and Calvert Vaux-designed boulevard, which runs from central Brooklyn right through to the tip of Coney Island. Located right on the border of Kensington and Midwood, 800 Ocean Parkway sits in a heavily residential area where the co-ops are found amongst a variety of historic single-family homes, some in existence from as far back as the late 1800s. The location’s benefit to homeowners is life in an almost suburban-style neighborhood with great schools and everyday conveniences just a short drive away. Units here typically are large and cost under $600,000. For buyers looking to live the city life, hamlet style, and at a reasonable price, 800 Ocean Parkway is a great option.
Mostly one- and two-bedroom units available, some with balconies
Units at 800 Ocean Parkway are surprisingly large. The mostly one- and two-bedroom apartments are spacious, with foyers and king- and queen-sized bedrooms (there are only one or two studios and a few three-bedrooms that exist as a result of combinations). Each apartment has a bounty of closets and windows that let in ample amounts of light, even in the kitchen and bathrooms. All street-facing apartments have balconies, along with the inward-facing units on the ground floor. These are features coveted by many buyers so it’s no surprise that units don’t come onto the market often. Most of the homes that are listed usually updated with modern finishes (bathrooms can sometimes be an exception). One-bedroom apartments can be anywhere from 600 square feet up to 900 square feet and cost between $339,000 and $480,000. Two-bedrooms can start anywhere from 900 square feet and go up to 1,200 square feet.
A part-time doorman and an inclusive maintenance fee
Residents enjoy a part-time doorman, live-in super and a package room. The mid-century styled lobby, with its curved walls, built-in seating and terrazzo floors, is a clean, well-maintained space. On the ground floor are two laundry rooms, each recently updated with a refill card system. An underground parking garage exists, but there is currently a waitlist (spots cost $150 per month otherwise); however, street parking abounds. Bicycle storage is also available, at a cost of $36 per year. The building has two upgraded elevators and at least one is programmed with Sabbath Mode, meaning it stops on every floor on the Sabbath. Maintenance includes heat, water, cooking gas, and monthly taxes.
Great schools and a local movie theater are part of the neighborhood
Just outside of (and in a few instances within) Midwood’s residential pocket, are highly rated schools including Midwood High School at Brooklyn College, which has a solid “A” rating on Niche.com, in addition to several schools catering to residents of the Jewish faith. The Brooklyn College campus is a short bus ride away or about 30 minutes if one chooses to walk from the building. Ten minutes of walking gets residents to Kent Theater, a local movie house that prides itself on being open every day of the year. McDonald Avenue to the west is a commercial corridor built along the elevated train line with a mix of auto-shops and small eateries; it is also home to a large ShopRite which is only a three-minute drive. Kosher grocery stores Goldberg's Freshmarket and Pomegranate are also short drives away. There isn’t open green space within 800 Ocean Parkway’s vicinity, but Gravesend Park — with its playground, full and half basketball courts, handball courts, tennis and boccie courts as well as baseball diamonds — is a 20-minute walk away or seven minutes by car. Although a little further afield, residents can also take a scenic walk down Ocean Parkway then onto Avenue L to get to Kolbert park which offers fitness equipment, a playground and ball courts, all in a half hour.
A variety of transportation options at the door
800 Ocean Parkway sits almost midway between the Avenue I and 18th Avenue subway stations where the F train stops; both are elevated platforms. Drivers get to the Financial District in under 25 minutes taking Ocean Parkway onto Prospect Expressway, then on to I-478 N. Cyclists have the pleasure of gliding straight onto Ocean Parkway’s bike path — the nation’s first ever, constructed in 1894 — from their front door. A network of buses stop along Ocean Parkway to transport riders within Brooklyn, in addition to an express bus that rides directly into Manhattan.
